A spacious apartment in Heerlen's centre

This rental apartment on Dautzenbergstraat sits in the heart of Heerlen, a neighbourhood with a lively, urban feel. The home is large at 137 m², with an F energy label, so heating costs will be something to budget for. The asking rent of €1,200 is 13% below the neighbourhood average of €1,383, making it a keen price for the size. For context, apartments in Heerlen typically command a higher price per square metre.

Heerlen-Centrum: a mixed urban neighbourhood

Heerlen-Centrum is a dense, very strongly urban area with nearly 2,900 residents per km². It's a place of contrasts: one resident describes it as "safe" but notes that "if I were new here, I wouldn't feel so safe" due to crime and poverty. The same resident acknowledges efforts to modernise the city, yet feels the underlying issues remain. The neighbourhood has a high proportion of single-person households and a relatively old population, with many aged 65+. For more on the area, see municipality Heerlen.

Daily life on the street

For groceries, you have a Jumbo just around the corner and an Albert Heijn a couple of streets away. There are several primary and secondary schools within walking distance, including Basisschool Eikenderveld (a five-minute walk) and the VWO of Bernardinuscollege (a ten-minute walk). The train station is also a ten-minute walk, and restaurants are on your doorstep.

Safe

Personally, I think it's a safe neighbourhood, but that's because I know where I can go and what I'm allowed to do. If I were new here, I wouldn't feel so safe. You can encounter strange people here and experience situations that don't happen just like that outside this area. There is a lot of crime, from young to old, and if you pay close attention, you can see a lot of it. On top of that, there is simply a lot of poverty here. I see more people on benefits than working, and with each year, more and more homeless people. I see that they are trying their best to modernise the city. They are doing quite well at that, but... take the Aurora flats, for example. They've painted them all nice colours now, but that doesn't mean you've removed the ghetto. The same junkies and dealers still live in the flats as before. And I still wouldn't recommend walking alone in the dark. I think Heerlen is becoming more modern every year, but it remains my crack neighbourhood. Accessibility is fine, but we still don't have things like e-scooters or e-steps. Tram or metro. I can understand the tram and metro, but we are really lagging behind when it comes to e-scooters, etc. A few years ago, we only got those bikes you can rent... and then they basically showed that we can't handle that responsibility at all here. We destroy everything here that has any money in it or doesn't belong to us.

Yes, it's a keen price. The rent is 13% below the neighbourhood average of €1,383, and for 137 m² that works out at about €8.76 per m², well under the local average of €12.74 per m². However, the F energy label means higher utility costs, so factor that in.

What is the neighbourhood like?
