About Buurtje.nl

What is Buurtje.nl?
Buurtje.nl is the free housing search engine of the Netherlands with neighbourhood reviews from real residents. Every second we collect the complete housing supply from thousands of sources, from Funda and Pararius to the website of the smallest local estate agent, and combine it with neighbourhood information such as resident scores and CBS statistics.
Is Buurtje.nl really free?
Yes. The complete housing supply, neighbourhood reviews, neighbourhood scores and CBS data are free to view for everyone. In the app you can become a paying member for extra features such as Quicklane™ (AI response letters) and more saved searches, but that is entirely optional.
Who is behind Buurtje.nl?
Buurtje.nl is a Dutch platform, founded in 2022 by Laurens van den Assem. We started as a review platform for neighbourhoods and grew into a complete housing search engine in 2024. Read more on the about us page.
How does Buurtje.nl make money?
We show ads and offer an optional premium membership in our app. That way we keep the core of the platform — the complete supply, the neighbourhood reviews and all data — free for everyone.

The housing supply

Where do your listings come from?
We automatically aggregate homes from thousands of sources in the Netherlands. Not just the big platforms such as Funda, Pararius and Vesteda, but also the websites of local estate agents and small landlords. That way you see the complete picture in one place.
How often is the supply updated?
We literally scan all sources every second. As soon as a home appears online somewhere, it shows up on Buurtje.nl (almost) immediately. We also automatically track the status of homes (sold, under offer, rented).
Why does the same home sometimes appear more than once?
A home can be listed on several agency websites at the same time. We group those sources under one listing and show all sources together. That way you can see at a glance where best to respond.
What does “paid response” mean?
Some rental platforms charge money to respond to a listing. We mark those homes with the label “paid response”. You can show or hide these homes in the app or on the map using the filters.
What is the difference between rent and buy on Buurtje.nl?
We show both. Rental homes are marked with a blue accent colour, homes for sale with orange. On the map and in saved searches you can choose to see one of the two or both.
Do you also show social housing and rooms?
Yes, but they are off by default. Social housing (housing associations) and rooms in shared homes can be enabled per saved search or on the map via the “Additional sources” filter. Note: housing associations often have requirements such as income, age or registration time.
Why do I see some homes without a house number?
Many rental websites do not publish a house number in order to manage viewings in advance. As a result, we cannot always show the exact floor area, property type or precise location for those homes. Filtering on those characteristics may therefore make you miss homes.

Neighbourhood reviews and data

What are neighbourhood reviews?
Neighbourhood reviews are ratings from real residents about their own neighbourhood. They give scores in eight categories (safety, community, cleanliness, housing, education, nature, amenities and accessibility) and share their experience in free text.
How can I review my own neighbourhood?
On the website, go to the review page, enter your postcode and house number and follow the steps. In the app you review your neighbourhood when signed in: you will see the “Review your neighbourhood” banner in the profile menu. It takes less than five minutes and helps fellow home seekers enormously.
Are my postcode and house number stored?
No. We only use your postcode and house number to determine the correct neighbourhood. After that they are not stored and not used for any other purpose.
Are reviews moderated?
Yes. Every review is automatically checked against our guidelines by AI before it is published. That keeps things fair and respectful, without inflammatory or offensive posts.
What other neighbourhood data do you show?
Besides reviews, each neighbourhood shows demographic CBS data (residents, age, households, origin), housing market data (average property value, sale and rental prices, homes sold) and map data such as supermarkets and schools within 5 km.

The Buurtje.nl app

Does Buurtje.nl have an app?
Yes, for iOS and Android. With it you create saved searches, receive push notifications for new matches and can respond in seconds with Quicklane™. Download via the App Store or Google Play.
What are saved searches?
A saved search is a stored filter with location, price, floor area and other preferences. As soon as a new home appears that matches, you get an instant notification on your phone. With a free account you can create one saved search, with premium up to ten.
What is the difference between an AI response and Quicklane™?
In both cases the AI writes a personal response letter based on the listing details; you can set the tone (formal/informal), length and extra information. The difference is in the sending. With a regular AI response the app only creates the letter, which you then copy yourself and submit via the agency website. With Quicklane™ it happens in one smooth step: your mail app opens with the letter, the subject and the estate agent's email address already filled in, so all you have to do is tap send.
Why doesn't every home have Quicklane™?
Quicklane™ sends your response directly by email to the estate agent. That is only possible if an email address is available for that agent. Not every agent shares an email address, which is why Quicklane™ is not available for every home. For those homes you can still have an AI response written; you then send it yourself via the source (the agency website).
What is the map and when do I use it?
On the map you see the complete current supply of the Netherlands without having to create a saved search. Handy for quickly exploring what is available in a district or city, browsing freely and filtering on your preferences.
Will I really get a notification when a new home appears?
Yes. If you have enabled notifications in the app and in your phone settings, we send a push notification immediately when there is a match for your saved search.

Membership (Premium)

What is a Buurtje.nl membership?
With a membership you get three extra things in the app: instant access to the newest listings without a delay, unlimited use of Quicklane™ (AI response letters), and the ability to run up to ten saved searches at once instead of one.
What does a membership cost?
The current price and periods (week, month, quarter) are shown in the app under “Membership”. We regularly offer a free 7-day trial. A membership can be cancelled at any time.
Does premium also work on the website?
Premium is a feature of the mobile app and only applies there. On the website everything is and remains free: the complete supply, all neighbourhood information and all reviews.
How do I cancel my membership?
Open the app, go to your profile, tap “Membership” and then “Manage subscription”. You will be redirected to the App Store or Play Store where you cancel. You keep access until the end of your paid period.
What happens after the free trial?
After 7 days your membership is automatically converted to the chosen billing period, unless you cancel at least 24 hours before the end via the App Store or Play Store.

Account and privacy

Do I need an account to use Buurtje.nl?
No, an account is no longer required. Both on the website and in the app you can freely browse the complete housing supply, all neighbourhood information and reviews without signing in. You only need an account for two things in the app: saving searches (with notifications for new matches) and saving homes as favourites.
How do I create an account?
In the app you can register with your email address or sign in with Google or Apple. Your data is stored securely and only used to make the app work.
How do I delete my account?
In the app, go to your profile, tap “Account” and then “Delete account”. All your data is permanently deleted. Prefer email? Send a message to support@buurtje.nl.
How do you handle my data?
We only keep what is needed to make the app work for you. We do not sell data and do not share it with third parties beyond the parties we use for signing in (Google, Apple, Firebase) and payments (Apple, Google, RevenueCat). Read the details in our privacy policy.
How do I unsubscribe from emails?
At the bottom of every email you will find an unsubscribe link. Or go directly to the unsubscribe page.

Sold or rented homes disappear from the search results automatically. Still something wrong? Send us the link via info@buurtje.nl and we will take a look.
I am an estate agent. Can I get my listings on Buurtje.nl?
They are probably already there. We aggregate automatically from thousands of sources, so as soon as your listing is on your own website or a major platform, we will find it. Still missing something? Email info@buurtje.nl.
