Mixed neighbourhood with rental and owner-occupied houses

Our neighbourhood is a mix of streets with rental and owner-occupied homes. With plenty of green spaces. We really enjoy living here in our own home, on a nice street, although I must note that the streets with social housing are changing somewhat; nowadays many people from outside the village come to live there, which unfortunately does not exactly increase the feeling of safety. Still, I think that compared to many other neighbourhoods in the Netherlands, we live here quietly and relatively safely, with most amenities within reasonable distance.

Frequently asked questions

About Allee 55A, Dinxperlo

Is €229,000 a fair price for this house?

The asking price of €229,000 is well below the neighbourhood median of €398,500, but the house is also much smaller than average (92 m² vs 340 m²). Given the energy label G and the 1926 construction, the price is keen compared to other homes in Dinxperlo Centrum/Oost, where homes sell quickly, on average in 19 days.

What is the energy label and what does it mean?

The energy label is G, the lowest rating. This means the home is not energy-efficient, so heating costs are likely to be high. The neighbourhood has a mix of labels: 50% are label A and 50% are label D or lower. You should budget for potential upgrades to improve efficiency.

How big is the plot and what can I expect outdoors?

The plot measures 390 m², which is generous for a semi-detached house.

What is the neighbourhood like for families?

The neighbourhood has a mix of households: about 405 with children and 410 without. There are several primary schools within walking distance, such as IKC de Bosmark (370 m) and Basisschool Sint Liborius (557 m). The resident review mentions plenty of green spaces and a quiet, safe feel, though some streets with social housing are perceived as less safe.

How far is the train station?

The nearest train station is 10 km away, so it is not within walking distance. A car or bicycle is needed for public transport connections. The neighbourhood has a low urbanity level (4 out of 5), meaning it is more rural and car-dependent.

What shops and amenities are nearby?

Aldi is 285 m away and Jumbo is 360 m, both within a five-minute walk. There are also restaurants (0.4 km), a GP practice (0.6 km), and a library (0.8 km). For larger supermarkets like Albert Heijn, you would need to travel about 8 km.

How quickly do homes sell in this neighbourhood?

Homes in Dinxperlo Centrum/Oost sell on average in 19 days, which is relatively fast. This suggests a active market, but the specific house may take longer due to its small size and low energy label.

What is the year of construction and does it affect maintenance?

The house was built in 1926, so it is nearly 100 years old. Older homes often require more maintenance, especially regarding insulation, plumbing, and electrical systems. The energy label G confirms that upgrades are likely needed.
