Was very good but nowadays it's going downhill due to various moves of some addresses and replaced by people who, partly due to drug use, make a mess of it, it's not getting any better.

I've lived there for 55 years, so that says enough.

Frequently asked questions

About De Aak 22, Grou

Is €773 a fair price for this terraced house?

The rent of €773 is below the neighbourhood average of €879 and the median of €879, so it is on the lower side for Grou. Given that it is a social-rent property, the price is in line with the sector. The large plot of 939 m² adds value, but the house itself is from 1965 with label C, so energy costs will be moderate.

What is the energy label and what does it mean?

The energy label is C, which is an official registration from EP-Online. Label C is in the middle of the scale: it is not the most efficient, but also not the least. Expect moderate energy costs, though the exact amount depends on usage.

How is the neighbourhood Grou?

Grou has about 5,500 residents and a mix of families and older people. The area is quiet (urbanity level 4) with a low crime rate (127 total offences). One resident who has lived there for 55 years gave it an 8.71 out of 10, though they noted some decline due to new residents. The village has shops, schools and a train station within walking distance.

What amenities are nearby?

Supermarkets Lidl and Jumbo are within 500 m, and a Poiesz is a bit further. Primary schools De Twa Fisken and CBS Nijdjip are about 700 m away, and secondary school Sevenwolden Grou is similarly close. The train station is 1.3 km, and the village centre with restaurants and a park is within 500 m.

Is this a social-rent home?

Yes, this is a social-rent property, as indicated by the listing. The rent of €773 is below the social-housing threshold (€879.66 in 2025), so it is likely subject to income limits and allocation rules. Check with the landlord for eligibility.

How large is the plot and what can I do with it?

The plot is 939 m², which is unusually large for a terraced house. The listing does not specify a garden or outdoor space, but the size suggests plenty of outdoor area. You would need to confirm the exact layout and use with the landlord.
