Lovely living in Bolestein! Unfortunately my former home is empty... We're going into the seventh year... Such a shame, there's so much potential in this house!

Nice, quiet and reasonably cosy neighbourhood. Good accessibility, the Amsterdam Forest nearby. Lots of different facilities within walking distance. Nice to live here with a family and pets! Quite a few schools within cycling distance. Hygiene in the neighbourhood is above the average level in Amsterdam. VUmc very close by.

However, the energy label G means high running costs, and the price is significantly higher than the neighbourhood median of €669,500. Whether it is fair depends on how much you value the location and the potential of the property.

What does energy label G mean for this home?

Energy label G is the lowest rating, indicating poor insulation and high energy consumption. In Buitenveldert-Zuidwest, only 29% of homes have label D or lower, so this home is less efficient than most. Expect substantial heating bills, and consider that improvements like insulation or a new heating system may be needed to bring the label up.

How does the price per m² compare to the neighbourhood?

The price per m² is approximately €20,455 (€2,250,000 / 110 m²), which is much higher than the neighbourhood average of €8,068 per m². This reflects the premium for a detached home on a 167 m² plot in Amsterdam. However, the average includes many smaller apartments, so the comparison is not direct.

What is the neighbourhood like for families?

Buitenveldert-Zuidwest is described by a resident as nice for families and pets, with good accessibility and the Amsterdam Forest nearby. How far is the nearest train station?

The nearest train station is 2.6 km away, which is about a 30-minute walk or a short cycle. The area is well-connected by other transport, but for train travel you would need to plan ahead.

What are the nearby supermarkets?

Aldi is just 229 metres away, so you can walk there in a couple of minutes. AH to go is 694 metres away, and SPAR and Jumbo are within a 10-minute walk. For organic options, Ekoplaza is about 1.2 km away.

There are currently 30 homes for sale in Buitenveldert-Zuidwest, but detached homes are rare, only 23% of the housing stock is single-family. The average asking price for all homes is €865,600, and the median is €669,500. This home is at the top end of the market.
