In the heart of Nijmegen

This apartment on Burchtstraat sits right in the lively Stadscentrum, where everything is on your doorstep. At 72 m² with an energy label D, it's a compact city home from 1956. The asking price of €350,000 is keen compared to the neighbourhood average of €520,219, partly because of the older energy label, while most homes in the area score better. For context, apartments in Nijmegen typically sell at a range of prices.

The Stadscentrum neighbourhood

Living in the centre means you're close to everything, but it comes with trade-offs. One resident says: "It's nice to live in the centre. Close to everything you need. The neighbourhood is densely populated, mostly single-person households, and very urban with over 4,000 addresses per km². Reviews give it a 6.07 out of 10 based on four responses. Daily life on the street

City centre

It's nice to live in the centre. Close to everything you need. Only often rubbish on the ground. Otherwise, it's all well organised with how the rubbish is collected and such. Could do more about the homeless people, who are quite numerous, sometimes causing a bit of nuisance because they are always begging in the centre. Especially around Molenpoort it's bad. Could do with more intervention as far as I'm concerned. Not nice if you can't walk without being asked for change. You do see police and enforcement quite often in the neighbourhood, but it could be a bit more. Education is not really in the neighbourhood. It's very accessible by public transport, cycling is sometimes a bit difficult since everyone walks on the street in the centre, also outside pedestrian areas (Molenstraat and Zierikstraat). A minor irritation sometimes.

Lively

I live in a student house with 8 nice housemates, a reasonably decent house but plagued by mice. Albert Heijn around the corner. But many homeless people there. Also, my bike was vandalised once. Otherwise, plenty of amenities and nice but small parks.

Frequently asked questions

About Burchtstraat 94, Nijmegen

Is €350,000 a fair price for this apartment?

The asking price of €350,000 is 33% below the neighbourhood average of €520,219, which makes it keen. However, the energy label D is less efficient than most homes in the area, where over 60% have label A or better. The median price in Stadscentrum is also €350,000, so it's in line with what many buyers pay.

What is the energy label and what does it mean?

The apartment has energy label D. In the neighbourhood, only 16.2% of homes have label D or lower, while 51.5% have label A or A+. Label D means higher energy costs than a modern home, but it's not the worst. You can expect to spend more on heating and electricity compared to a well-insulated property.

How is the neighbourhood for safety?

Residents mention issues with homeless people and begging, especially around Molenpoort. One review says: "Could do more about the homeless people, who are quite numerous, sometimes causing a bit of nuisance." Another notes: "A lot of trouble from certain people." Police and enforcement are seen often, but some feel it could be more. The total number of crimes reported in the neighbourhood is 3,233.

What public transport is nearby?

The train station is 1 km away, about a ten-minute walk. The neighbourhood is very accessible by public transport, according to residents. Cycling can be tricky in the centre because pedestrians often walk on the street, even outside pedestrian areas.

Are there parks or green spaces nearby?

The nearest park or public garden is 0.3 km away, just around the corner. Residents mention "nice but small parks" in the area. For a city centre, green space is limited but accessible.

How many homes like this are available in the neighbourhood?

There are 57 apartments for sale in Stadscentrum, with prices ranging from €195,000 to €7,750,000. The average floor area is 80 m², so this 72 m² apartment is slightly smaller than average. In the past period, 252 homes were sold, with an average selling price of €363,373.
