House prices and market figures Stadscentrum, Nijmegen

Stadscentrum in Nijmegen is predominantly a rental neighbourhood: only 25% of the more than 4,190 homes are owner-occupied, compared to 74% rented. This makes the supply for buyers relatively limited. The average WOZ value is €350,000, which is comparable to the district average of Nijmegen-Centrum (€343,000) and slightly below the municipal average of €362,000. Looking at actual transactions, the average is higher: in the past twelve months, 106 homes were sold for an average purchase price of €433,066. The range is enormous, from €185,000 for a compact apartment to €7,750,000 for the most expensive property. With an average living area of 81 m², the price per square metre comes to approximately €5,346. This reflects the urban character: the supply consists largely of apartments, from an upstairs flat above a shop to a modern new-build apartment on the Waal. Single-family homes are scarce. At the top of this page you will find the current supply and the most recent asking prices.

Living in Stadscentrum, Nijmegen

Stadscentrum is the beating heart of one of the oldest cities in the Netherlands. Here you live right in the middle of the shops on the Grote Markt and Molenstraat, the restaurants on Hertogstraat and the nightlife on Koningsplein and its surroundings. The Grote Markt and Plein 1944 form the daily backdrop. The Albert Heijn on Molenstraat and the Lidl on Van Schaeck Mathonsingel are the nearest supermarkets. For larger grocery shopping, you are within a few minutes' cycling distance of Daalseweg or the shopping area in Benedenstad.

The housing stock in Stadscentrum is diverse in age. You will find pre-war buildings on Lange Hezelstraat (one of the oldest shopping streets in the Netherlands), post-war reconstruction around Plein 1944 and more recent new-build such as the apartments on Joris Ivensplein and along the Waalkade. The vast majority consists of apartments, often above shops or catering establishments. Detached houses are hardly found here.

Accessibility scores highly among residents: an 8.0. Nijmegen Station is a five-minute bike ride away on the southern edge of the centre. From there, you can reach Amsterdam or Utrecht in just over an hour, and Arnhem in twenty minutes. Bus lines depart from Stationsplein and Plein 1944 to all districts. By car, you can quickly reach the A325 towards the A50 and A73 via the Waalbrug, although parking in the centre is expensive and limited. Most residents need a parking permit.

Residents give Stadscentrum a 6.1 overall score. Amenities score the highest with an 8.8, which is logical when everything is literally around the corner. But there are clear downsides. Green space scores a meagre 4.2: the Kronenburgerpark on the edge of the centre is the only real park in the neighbourhood, and resident Ids describes the parks as "nice but small". Safety scores a 5.5. Several residents mention nuisance from homeless people and litter. Willem writes: "Could do more about the homeless people who are quite numerous, sometimes cause a bit of nuisance." Ids reports that his bike was vandalised. Honestly, it is a neighbourhood where you need to be alert in the evening, especially around the station and Bloemerstraat.

In terms of residents, Stadscentrum is young and single: the largest age group is 25-45 years (4,545 people) and as many as 3,675 residents are between 15 and 25. Of the households, 6,055 are single-person, and only 7% are married. The average income of €31,300 is below the Nijmegen average of €35,100, which fits with the high proportion of students and starters. Schools for children are hardly present in the centre itself, so education scores a 4.2. For primary schools, you need to look to surrounding neighbourhoods such as Nijmegen-Oost or Nijmegen-Oud-West. More resident reviews and detailed neighbourhood data can be found on the page about Stadscentrum.

Who is a home in Stadscentrum suitable for?

Buying a home in Stadscentrum best suits singles, couples without children and young professionals who want the hustle and bustle of the city. First-time buyers purchasing an apartment in Stadscentrum must reckon with considerable competition: the supply for sale is small (25% of the stock) and the average price of over €433,000 is steep for 81 m². Also bear in mind that VvE costs for older buildings can be high due to deferred maintenance. For families with children, this is not the most logical choice, given the limited green space and lack of schools. If you are looking for more space or a garden, consider neighbourhoods such as Nijmegen-Midden or Nijmegen-Nieuw-West. Are you flexible in housing type? Then also check the supply of rental homes in Stadscentrum, because with 74% rental properties there is more choice there.

City centre

It's nice to live in the centre. Close to everything you need. Only often rubbish on the ground. Otherwise, it's all well organised with how the rubbish is collected and such. Could do more about the homeless people, who are quite numerous, sometimes causing a bit of nuisance because they are always begging in the centre. Especially around Molenpoort it's bad. Could do with more intervention as far as I'm concerned. Not nice if you can't walk without being asked for change. You do see police and enforcement quite often in the neighbourhood, but it could be a bit more. Education is not really in the neighbourhood. It's very accessible by public transport, cycling is sometimes a bit difficult since everyone walks on the street in the centre, also outside pedestrian areas (Molenstraat and Zierikstraat). A minor irritation sometimes.

Lively

I live in a student house with 8 nice housemates, a reasonably decent house but plagued by mice. Albert Heijn around the corner. But many homeless people there. Also, my bike was vandalised once. Otherwise, plenty of amenities and nice but small parks.
