I have a good experience with my neighbourhood. Everything is within walking or cycling distance. Lots of students and young families, very nice. It's always lively, but not (too) busy. Just a relaxed atmosphere. Sometimes it feels a bit unsafe in the evening, I think that's because of the homeless people who then move out of the city centre. I find that less pleasant.

A cosy neighbourhood with plenty to do. Close to the centre but not too busy, nice people living there and the terraces are always lively.

Frequently asked questions

About van Goorstraat 43, Nijmegen

Is €275,000 a fair price for this apartment?

The asking price of €275,000 is 29% below the average asking price in Bottendaal (€386,741) and also below the median of €375,000. However, the apartment is smaller than the neighbourhood average (79 m² vs 134 m²). Given the lower square footage, the price per m² works out at about €3,481, which is below the neighbourhood average of €4,971 per m². So it appears priced for its size.

What is the energy label and what does it mean?

The apartment has energy label C. That means it has reasonable insulation and energy efficiency, but it is not as efficient as modern homes. You can expect moderate energy bills. In Bottendaal, 43.5% of homes have label C, while 26.1% have a lower label (D or worse), so this home is in the middle of the pack for the neighbourhood.

How is the neighbourhood for safety?

One resident notes that "sometimes it feels a bit unsafe in the evening, I think that's because of the homeless people who then move out of the city centre." However, the overall neighbourhood score is 7.48 out of 10, and other reviews highlight a relaxed atmosphere. The total number of crimes recorded in the neighbourhood is 226, but without context per capita, it's hard to compare.

What is the public transport like?

The nearest train station is 1.0 km away, about a ten-minute walk. That gives you direct connections to the rest of Nijmegen and beyond. The neighbourhood is very walkable and cycle-friendly, with most amenities within a short distance.

How many rooms does the apartment have?

The listing does not specify the number of rooms. With 79 m² of living space, it is likely a two-bedroom apartment, but you would need to check the floor plan with the agent for the exact layout.

Is there a garden or outdoor space?

The listing does not mention a garden, balcony, or terrace. Given that the apartment is in a pre-war building in a dense urban area, it is unlikely to have a private garden. The nearest park or public garden is 0.7 km away.

What is the profile of the neighbourhood?

Bottendaal is a very urban neighbourhood with a high density of addresses. It has a young population: 37% are aged 25-45, and 28% are 15-25. Many households are single-person (57%), and only 6% of households have children. The area is popular with students and young professionals, giving it a lively but not overcrowded feel.
