Nice people and friendly

It's a friendly neighbourhood. The neighbours are nice, we help each other and if something happens, everyone knows about it, so it's a very pleasant neighbourhood except for the children of today who shout and swear and open your parcels. But otherwise it's a nice neighbourhood. But when it comes to rubbish, it's really bad, the council does little to keep the waste tidy. They need to clear the rubbish more often.

Safety is paramount here. Everyone is super social. Hygiene is top. Great place to live. Education is excellent and attentive. Everywhere is green, beautiful spots, playgrounds, centres and nice little shops. Everything is accessible by tram, bus, walking is also nice and beautiful in terms of nature.

Frequently asked questions

About Zonnestein 73, Amstelveen

Is €400,000 a fair price for this apartment?

The asking price of €400,000 is 49% below the average asking price in Elsrijk Oost, which is €782,590. However, this apartment is smaller than the neighbourhood average (87 m² vs 113 m²) and has an E energy label, which means higher energy costs. Given these factors, the price is on the keen side compared to other apartments in the area.

What is the energy label and what does it mean?

The energy label is E, which is below average for the neighbourhood. In Elsrijk Oost, about 31% of homes have label A or better, while 33% have label D or lower. An E label means you can expect higher heating and electricity bills, so it's worth factoring that into your budget.

How is the neighbourhood for families?

Elsrijk Oost is popular with families: about 40% of households have children, and there are several primary schools within walking distance, such as Montessori Kindcentrum Mio Mondo (569 m) and Kindercampus King (664 m). Residents describe the area as safe and social, with playgrounds and green spaces nearby.

What public transport is available?

The neighbourhood is well served by tram and bus, with stops within walking distance. The nearest train station is 4.4 km away, so for train travel you'd need a bus or bike ride. The area is also walkable and bike-friendly, with many amenities close by.

How does the price compare to recently sold homes?

In the past year, 108 homes sold in Elsrijk Oost at an average price of €843,630, with an average time on market of 40 days. This apartment's asking price of €400,000 is significantly lower than that average, but it's also smaller and has a lower energy label, so the comparison is not direct.

What is the neighbourhood like for daily errands?

You'll find supermarkets like Albert Heijn (417 m), Jumbo (516 m), and Dirk (600 m) within a short walk. There are also restaurants, a GP practice, and a park all within a few hundred metres. The area is compact and convenient for daily needs.

Is the apartment in a quiet area?

The apartment is on Zonnestein, a residential street in a green part of Elsrijk Oost. One resident mentioned that the neighbourhood is generally quiet and friendly, though they noted that some children can be noisy. Overall, it's a peaceful area with a strong community feel.
