Kamillehof: a mixed but authentic neighbourhood

Kamillehof has 2,295 residents, mostly in single-family homes (77%). The area is a mix of families and singles, with a fair number of households with children. One resident describes it as "a mix of everything", there are nice people and houses, but also some less desirable behaviour, and the sense of community is not strong. Hygiene is hard to judge, with one example of a man urinating against a wall. Based on just one review, this is a personal snapshot rather than a consensus. Average incomes are around the national norm, and the neighbourhood has a moderate urban feel. For more context, see the Kamillehof neighbourhood.

A mix of everything

There are some very nice people and houses, but there are also people with very bad behaviour, which is a shame. There isn't really a sense of community and the hygiene is hard to judge. For example, there is a man who repeatedly urinates between a bush and the wall of our building.

Frequently asked questions

About Lepelbladstraat 24, Arnhem

Is €325,000 a fair price for this house?

The asking price of €325,000 is slightly below the neighbourhood average of €333,071 and the median of €339,000. Given that similar homes in Kamillehof sold for an average of €308,750 over the past period, this price is in line with the market. The price per m² is about €3,186, which is lower than the neighbourhood average of €4,012 per m², partly because this house has a larger plot.

What is the energy label C worth?

Energy label C is a mid-range label, meaning the home is reasonably efficient but not top-tier. It is an official registration from EP-Online. In the neighbourhood, 42.9% of homes have label C, so this is a common rating. Expect moderate energy costs, but the exact amount depends on usage and the specific installations.

How is the neighbourhood for families?

Kamillehof has a mix of households: about 370 with children and 480 single-person households. The area is predominantly single-family homes (77%), and there are several primary schools within walking distance. However, the one resident review mentions a lack of community and some anti-social behaviour, so it may not suit everyone. The park nearby is a plus for children.

What public transport is nearby?

The nearest train station is 3.9 km away, so it is not within walking distance but is a short bike ride or bus trip. For daily commuting, a car or bicycle may be more practical.

How big is the garden?

The plot size is 196 m², which is generous for an end-of-terrace house. However, the listing does not specify whether this includes a garden, terrace, or other outdoor space. You would need to view the property to see how the plot is laid out.

What is the condition of the house?

The house was built in 1949 and has energy label C. The listing does not provide details about the condition of the roof, plumbing, or installations. A viewing or a technical inspection would give you a clearer picture. The year of construction is a fact, not a diagnosis.
