Renting in Duindorp: a tight private sector with hefty prices

Duindorp is a predominantly social housing neighbourhood on the edge of The Hague, close to the coast. Of the 2,839 homes, 58% are rented, of which as many as 52% are owned by a housing association. This means that the private sector supply is limited. Over the past twelve months, only 14 private sector rental homes were let in Duindorp, with an average rent of €1,853 per month for an average of 95 m². The range runs from €1,244 to €2,650 per month. These are not low prices for a neighbourhood where the average household income is €33,300, clearly below The Hague average of €38,600. The WOZ value of €331,000 is also below the municipal average of €354,000. For current rents and availability, you can consult the overview at the top of this page. Duindorp: fishing village feel within walking distance of the sea

Duindorp is not your average Hague neighbourhood. The area originated as a fishing village and you can still feel it: narrow streets, low terraced houses, a close-knit community and an atmosphere that feels more like a village than a big city. That is exactly what many residents appreciate. On the neighbourhood page of Duindorp, residents give the neighbourhood an 8.1 out of 10, based on resident experiences. Accessibility scores notably high with a perfect 10, and community spirit is also rated a 9. The latter is not an exaggeration: in Duindorp, people still know each other. There are active neighbourhood associations and the annual Duindorp events bring residents together.

Safety scores a 7, which is slightly lower than the other categories. Residents describe the neighbourhood as quiet, but indicate that there can sometimes be nuisance in certain parts of the area in the evenings. Those looking for a lively, urban environment are probably less at home here. But those looking for peace, a sense of community and a green living environment close to Scheveningen beach will find something in Duindorp that you won't find in many other Hague neighbourhoods. The nearby neighbourhood of Oostduinen offers a similar green atmosphere for those who also want to look in that direction.

Facilities are present but modest. There are primary schools, a GP and small shops in the area, but for a larger range of shops or hospitality you will need to go to Scheveningen or the centre of The Hague. The municipality of The Hague provides up-to-date information about facilities and municipal services in the neighbourhood via denhaag.nl. Those looking for more space and greenery in a similar coastal atmosphere can also take a look at Westbroekpark en Duttendel or the slightly more upmarket Belgisch Park.

Renting in Duindorp: who does it work for, and who not?

Rental homes in Duindorp are scarce in the private sector and not cheap. With an average rent of €1,853 per month, renting in Duindorp is reserved for households with a solid income, while the neighbourhood demographically has an average income level. Those eligible for social housing can look for a home through a housing association, but must take waiting times into account. The neighbourhood mainly attracts families and middle-aged people who value peace and community spirit over urban amenities. For starters or people looking for a livelier living environment, neighbourhoods such as Benoordenhout or the Archipelbuurt might be a better fit. Social and right by the sea

A very social neighbourhood where people look out for each other and help each other. Sometimes people wash each other's cars, repair bikes, spontaneous gifts. Help when something is wrong. Only downside: a lot of fireworks on New Year's Eve. Cheap supermarket in the neighbourhood. Could use more greenery and better public transport to the city. Biggest advantage: right on the beach and sea and the beautiful Westduin area!
