Rental prices and market figures for Historisch Centrum, Meppel

Historisch Centrum in Meppel is predominantly a rental neighbourhood: 59% of the housing stock consists of rental properties, compared to 41% owner-occupied homes. Of those rental properties, 25% are owned by a housing association (social housing) and 34% by other landlords (private sector and private individuals). In the private sector, 16 homes were rented out over the past twelve months for an average of €968 per month, with a range of €664 to €1,250 per month. The average floor area was 66 m², which works out at approximately €14.70 per m². Note: these are private sector figures only, excluding social housing.

The average WOZ value in Historisch Centrum is €234,000. This is noticeably lower than the district average for Centrum (€266,000) and the municipal average for Meppel (€289,000). This lower property value is partly reflected in rental prices: for tenants renting a flat in Historisch Centrum, the neighbourhood is relatively affordable compared to the rest of Meppel. For current rental prices and available rental properties, you can consult the overview at the top of this page, which is updated daily.

Living in Historisch Centrum, Meppel

Historisch Centrum in Meppel is the oldest core of the city, with a character you feel immediately as you walk through it. Canals, historic façades, narrow streets and a compact layout give the neighbourhood an urban-village character that you won't find in the newer districts of Meppel. The buildings largely consist of older properties, including canal houses, townhouses and smaller flats above shops or in converted historic buildings. New-build properties are scarce. This makes living in Historisch Centrum attractive for those who love character and appearance, but it also means that the homes are sometimes less energy-efficient: the average gas consumption of 850 m³ and electricity consumption of 2,080 kWh are indicative of older housing stock.

Facilities in the neighbourhood

Anyone looking for a rental home in a city centre generally doesn't want to walk far for daily groceries, and that's no problem here. The Hoofdstraat and surrounding area offer a wide range of shops, including supermarkets such as Albert Heijn and Jumbo within walking distance. For dining and drinks, you hardly need to leave the neighbourhood: there are several cafés, restaurants and lunchrooms located in the historic streets around the Grote Kerk and the Kromme Elleboog. Primary schools are within cycling distance; for secondary education, the Menso Alting College is a well-known name in Meppel. Healthcare facilities such as GPs and pharmacies are also well represented in and directly around the centre. The relatively high proportion of over-65s (760 out of 2,320 residents) suggests that the neighbourhood is also easily accessible and well-equipped for older people.

Accessibility

Meppel station is within cycling distance of Historisch Centrum, roughly five to ten minutes. From the station, direct trains run to Zwolle (approximately 20 minutes), Groningen and Leeuwarden. For motorists, the A28 (Zwolle-Groningen) is the nearest motorway, accessible via the Steenwijkerstraatweg or the Eekwal. Zwolle is about 25 minutes away by car. Within the neighbourhood itself, parking is a point of attention: in the historic centre, paid parking and permit zones apply, which can be an additional cost for tenants without a fixed parking space. By bike, the centre of Meppel can be reached from any corner of the neighbourhood in just a few minutes. The accessibility score from residents is notably high: 9.0 out of 10.

Residents have their say

On the neighbourhood page for Historisch Centrum, the neighbourhood scores a 7.7 out of 10, based on resident reviews. Resident Anna writes: "All in all, a pleasant place and environment to live. Of course, I sometimes see young lads on the street shouting and pushing each other, but that's part of it. Otherwise, I feel safe here and hardly anything happens." The highest scores go to safety (9.0), accessibility (9.0) and facilities (9.0). The beauty of the neighbourhood scores the lowest at 5.0, which may be related to the bustle and wear and tear that a lively city centre inevitably brings.

For comparison, the Indische buurt and the Koninginnebuurt are quieter residential neighbourhoods with a different character, more greenery and generally a different housing mix. Those looking for rental properties in Historisch Centrum consciously choose the liveliness and historic character of the city centre, and accept a slightly higher price and less greenery in the immediate vicinity for it. For more information about the municipality, you can also visit the website of the municipality of Meppel.

Is renting in Historisch Centrum right for you?

Historisch Centrum mainly attracts single-person households (890 out of over 1,400 homes) and a relatively large group of over-65s. That says something about who lives there comfortably: people who live independently, appreciate the proximity of facilities and don't necessarily need a large garden or quiet residential street. Starters and single people who want to rent a flat in the centre of Meppel will find an affordable alternative to larger cities here. Families with young children may find the neighbourhood less obvious, given the limited number of family homes and the low proportion of 0-15 year olds (150 children out of 2,320 residents).

Practical advice: respond quickly to available rental properties. The private sector supply in this neighbourhood is limited (16 rented homes in twelve months) and sought-after properties go fast. Make sure you have your income details, employer's statement and a recent statement ready. For social housing, registration with a housing association is necessary; allow for waiting lists. As an alternative, you can also look at owner-occupied homes in Historisch Centrum, although purchase prices due to the historic properties are generally higher than you would expect based on the WOZ value.

All in all a pleasant place and environment to live

I've been living here for almost 2 years now and all in all I'm satisfied. Of course, I sometimes see young guys on the street shouting hot-headedly and pushing/shoving each other, but that's part of it. Furthermore, I feel safe here and hardly anything happens. I don't feel attached to my neighbours or the other people on my street, but I do recognise a few and always say a friendly hello, and get it back. There are no arguments and we let each other live and leave each other alone, fine! The centre has enough amenities and I don't really miss anything, except for the fact that there is no Chinese restaurant that delivers food, but that might be very specific of me. For a place so central, I'm satisfied with how much green there is. Recently, a new small green area was added and I find this very pleasant both for the eye and for walking my dog. In terms of hygiene, I find it quite substandard. People leave dog poop lying around, there is often vomit on the street from people who have been out and about, and a lot of litter and food scraps. This surprises me in a negative way and I find it a great pity. This is the only downside; otherwise, I am very happy and satisfied with both my place and the environment!
