What does a rental property cost in the centre of Nijmegen?

Nijmegen-Centrum is pre-eminently a rental district: no less than 78% of the more than 5,800 homes are rental properties. That is considerably higher than in many other districts of Nijmegen. The distribution is striking: 29% are owned by housing associations (social housing), while 49% are in the hands of other landlords, such as private investors and property companies. This makes the free sector dominant here. In the free sector (excluding social housing and room rentals), the average rent over the past year was €1,413 per month, with a range of €750 to €2,800. The average floor area of those homes was 116 m². The WOZ value in the district is €343,000, slightly below the Nijmegen average of €362,000, but that does not necessarily translate into lower rents: demand for city-centre homes remains high. At the top of this page you will always find the current daily price and the current supply.

Vibrant and convenient, but not always comfortable: living in Nijmegen-Centrum

Nijmegen-Centrum scores a 6.1 out of 10 on Buurtje.nl, based on resident reviews. That score actually tells the story of this district perfectly: everything is close by and accessible (an 8.0 for accessibility, an 8.8 for amenities), but the downside of that urban vibrancy is noticeable. Resident Willem writes: "It's pleasant to live in the centre. Close to everything you need. Only often rubbish on the ground." He also mentions nuisance from homeless people, something several residents confirm. Ids, who lives in a student house, is honest: "Many amenities and nice but small parks, but lots of homeless people. Also, my bike was vandalised once." The scores for safety (5.5) and cleanliness (5.5) reflect that. Resident Sus sums it up succinctly with the title "Handy, but not always pleasant."

The district roughly consists of two neighbourhoods with their own character. In the city centre around the Stadscentrum you live above shops on Burchtstraat or Broerstraat, right in the nightlife around Molenstraat and Koningsplein. The Benedenstad lies lower, towards the Waal, and feels slightly quieter with the Waalkade and Valkhofpark as green escapes. Yet greenery across the whole district scores only a 4.2: real parks are small and you have to go to the edges of the centre for some space. The Kronenburgersingel and Valkhofpark are the exceptions.

In terms of population, this is a young district. Over 4,100 residents are between 15 and 25, and another 5,300 between 25 and 45. Only 10% of households are married, and of the more than 7,200 households, the vast majority are single-person. That explains the atmosphere: students, starters and young professionals define the streetscape. The average income of €31,500 is below the Nijmegen average of €35,100. Nijmegen station is a ten-minute walk from the heart of the centre, and bus lines stop at Plein 1944. Practical information about parking permits and waste rules can be found on the website of the municipality of Nijmegen.

Renting in Nijmegen-Centrum: for whom and for whom not?

A rental home in Nijmegen-Centrum best suits students, young professionals and singles who value proximity to nightlife, shops and the station more than peace and space. With an average income of €31,500 and many single-person households, the district is not geared towards families: the score for education is a meagre 4.2 and there are few playgrounds. If you are looking for more greenery or a quieter environment, look at the supply in Nijmegen-Oost or the district Oud-West. Considering buying instead of renting? City centre

It's nice to live in the centre. Close to everything you need. Only often rubbish on the ground. Otherwise, it's all well organised with how the rubbish is collected and such. Could do more about the homeless people, who are quite numerous, sometimes causing a bit of nuisance because they are always begging in the centre. Especially around Molenpoort it's bad. Could do with more intervention as far as I'm concerned. Not nice if you can't walk without being asked for change. You do see police and enforcement quite often in the neighbourhood, but it could be a bit more. Education is not really in the neighbourhood. It's very accessible by public transport, cycling is sometimes a bit difficult since everyone walks on the street in the centre, also outside pedestrian areas (Molenstraat and Zierikstraat). A minor irritation sometimes.

Lively

I live in a student house with 8 nice housemates, a reasonably decent house but plagued by mice. Albert Heijn around the corner. But many homeless people there. Also, my bike was vandalised once. Otherwise, plenty of amenities and nice but small parks.
