House prices and market figures Berkhout, Lisse

In Berkhout, just over half of the housing stock is owner-occupied: 52% owner-occupied homes versus 48% rental. That rental share is relatively high for a neighbourhood in Lisse, partly explained by the large share of private landlords (42%). The average WOZ value is €372,000, which is noticeably lower than the district average for Centrum (€419,000) and also below the municipal average for Lisse (€405,000). Berkhout is thus one of the more affordable neighbourhoods in the municipality, although the WOZ values do not tell the whole story about what you actually pay.

Actual selling prices are significantly higher. In the past twelve months, six homes changed hands, with an average purchase price of €994,333. The range was wide: from €439,000 to €1,695,000. With an average living area of 210 m², that works out at a price of around €4,735 per square metre. This indicates that these are mostly spacious, detached or semi-detached homes, not small starter apartments. Supply is limited and the market moves slowly. For current asking prices and availability, check the overview at the top of this page.

Living in Berkhout, Lisse

Berkhout is a quiet, green neighbourhood on the south side of Lisse town centre. Its character is village-like and understated: wide streets, plenty of greenery, and homes predominantly dating from the 1960s and 1970s. You will mainly find single-family homes, detached houses and semi-detached houses. Apartments are scarce. The neighbourhood has no distinct shopping street or busy square, but that is precisely what many residents appreciate here.

The location is one of Berkhout's strongest assets. Lisse town centre, with supermarkets, shops and eateries, is within walking distance. This makes the neighbourhood comfortably liveable without needing the car for daily errands. At the same time, Berkhout borders open, green areas. The Keukenhofbos forest and surrounding dykes are accessible by bike or on foot, giving the neighbourhood a sense of space that you miss in more urban parts of Lisse. Lisse's sports fields are also nearby, handy for families with children who play sports.

One resident describes it as: "Perfectly within walking distance of the village (centre). Close to sports fields and nature spots (Keukenhofbos and the dykes). Also very safe." That safety is confirmed in the scores: on the Berkhout neighbourhood page, the neighbourhood scores a 9.0 for safety, the highest of all sub-scores. The overall score stands at a solid 8.0.

Accessibility scores an 8.0. Berkhout has no train station of its own, but bus connections take you to Sassenheim and Hillegom, from where you can catch the train to Amsterdam or The Hague. By car, via the N208 you are quickly on the A44, the link road between Amsterdam and The Hague. Cyclists are well served: Lisse is compact and almost everything is reachable by bike.

For education, the neighbourhood scores a 6.0, the lowest sub-score. There are primary schools in the immediate vicinity of Lisse, but for secondary education children must go to neighbouring municipalities such as Hillegom or Noordwijkerhout. That is something for families to consider.

Compared to neighbouring areas such as Blokhuis and Het Vierkant, Berkhout has a slightly quieter, more residential character. The Bloemenbuurt is a bit closer to the centre. For a broader comparison with the wider district, the page for homes for sale in Centrum provides a good overview of what the district as a whole has to offer.

Does a home for sale in Berkhout suit you as a buyer?

Berkhout mainly attracts movers and seniors. This is also visible in the figures: the largest age group is 65-plus (695 out of 1,510 residents), and single-person households are the most common. The homes are spacious, but so are the prices. With an average selling price of nearly one million euros and a lower limit of €439,000, buying a home in Berkhout is not an option for starters with a limited budget. If you still want to live in the area but find the owner-occupied market too tight, you can look at rental homes in Berkhout as an alternative. Supply is limited, so acting quickly pays off when something suitable becomes available.

A top neighbourhood

I think it's fantastic here. I used to live in the bird neighbourhoods in Lisse but found that less well located than my current home. Perfectly within walking distance of the village (centre). Close to the sports fields and nature spots (Keukenhofbos and the dikes). Also very safe, which isn't too difficult with a police station near your home. The police are also present and during their opening hours they are always open to questions and comments. A cosy and close-knit neighbourhood. In short: a top neighbourhood.
