Living in Nieuw-Sloten-Noordoost, Amsterdam

Nieuw-Sloten-Noordoost is a quiet, green-dominated residential neighbourhood on the western side of Amsterdam, part of the district Sloten/Nieuw-Sloten. The neighbourhood was developed in the 1980s and 1990s as an expansion area, with wide streets, plenty of public green space and an urban layout that offers space and overview. This is noticeable as soon as you walk around: it is quieter here than in most Amsterdam neighbourhoods, cars do not drive through on their way elsewhere, and gardens border the water in several places. This gives, as resident Monique puts it, a real nature feeling in the middle of the city.

The buildings mainly consist of terraced houses and multi-family flats of two to four storeys. Many homes have a garden or a spacious balcony. The neighbourhood is compact but not confusing: residents know each other and keep an eye out without it feeling stifling. Monique describes it aptly: "We look out for each other but respect everyone's space. Nice neighbourhood." That feeling of an involved but not intrusive community is characteristic of Nieuw-Sloten-Noordoost.

For daily shopping, you can go to the Osdorpplein shopping centre, within cycling distance of the neighbourhood. There you will find, among other things, a supermarket, pharmacy and various shops. For larger purchases, the Westfield Mall of the Netherlands in Badhoevedorp or Amsterdam city centre are accessible. Primary schools are available in the immediate vicinity, although Monique notes that the supply for primary education is limited. For secondary education, you direct children towards broader facilities in surrounding neighbourhoods.

Accessibility is one of the stronger points of the neighbourhood. Tram line 1 and bus line 69 take you to the centre of Amsterdam in about twenty minutes. Isolatorweg metro station is reachable by bike for a quick connection to the centre and North. By car, you are quickly on the A10 or A4, which makes the neighbourhood attractive for people who regularly work or travel outside the city. According to residents, the new parking policy has ensured that there is no longer any nuisance from commuters parking their cars here for a trip to the city.

Compared to sister neighbourhoods such as Nieuw-Sloten-Noordwest and Nieuw-Sloten-Zuidoost, Noordoost has a slightly quieter character, with more water in the streetscape. Dorp Sloten offers a completely different, historic village character for those seeking that. More information about the neighbourhood, including all resident reviews and district data, can be found on the page Nieuw-Sloten-Noordoost.

Who is a home for sale in Nieuw-Sloten-Noordoost interesting for?

Families with children who are looking for space and still want to live in Amsterdam will find a realistic alternative here to the much more expensive city centre. The combination of green, quiet and reasonable accessibility also appeals to movers who are done with busy neighbourhoods. Seniors are well represented in the neighbourhood (725 residents aged 65 and over) and find ground-floor or lift-accessible homes here. First-time buyers have a harder time: with an average purchase price of over €565,000 and little supply, overbidding is realistic and the budget is quickly reached. Those who want to start flexibly or first get to know the neighbourhood can also look at the rental homes in Nieuw-Sloten-Noordoost as an intermediate step.
