House prices and market figures Oosterparkbuurt-Noordwest, Amsterdam

The owner-occupied market in Oosterparkbuurt-Noordwest is relatively small: only 23% of the housing stock is owner-occupied, compared to 77% rental. This makes supply scarce and competition for a vacant property proportionally greater. The average WOZ value is €502,000, which is slightly below the district average of the Oosterparkbuurt (€529,000) and also slightly below the Amsterdam average of €517,000. However, actual transaction prices are higher: over the past twelve months, 52 homes were sold at an average purchase price of €582,077. The range runs from €385,000 to €975,000, indicating that both compact apartments and larger homes change hands. With an average sold area of 74 m², the price per square metre comes to approximately €7,865. The supply consists mainly of apartments in pre-war buildings, typical of this corner of the Oosterparkbuurt. For current asking prices and selling times of homes now available, it is best to look at the overview at the top of this page.

Living in Oosterparkbuurt-Noordwest, Amsterdam

Oosterparkbuurt-Noordwest is nestled between the lively Linnaeusstraat and the green lung of the Oosterpark, and you notice that in the streetscape. The neighbourhood has a quiet, almost village-like rhythm by Amsterdam standards, while everything you need is within walking distance. Resident Tamara describes it aptly: "It is remarkably quiet on the street, which makes the neighbourhood unique, because at the same time we are surrounded by various theatres, eateries, shops and other centres." That combination of tranquillity and urban proximity is precisely what distinguishes the neighbourhood from busier parts of Amsterdam.

The buildings consist largely of pre-war townhouses and maisonettes from the late nineteenth and early twentieth centuries. Streets such as the Tweede Boerhaavestraat and the surrounding side streets are characterised by high ceilings, large windows and sometimes original façade details. Anyone considering buying an apartment in Oosterparkbuurt-Noordwest will mainly find upstairs and downstairs apartment constructions in split buildings, sometimes with a small garden or roof terrace.

In terms of amenities, the neighbourhood scores well. There are several supermarkets within walking distance, including an Albert Heijn on the Linnaeusstraat. For daily groceries, hairdresser, baker and pharmacy, you hardly need to leave the neighbourhood, as long-term resident Mootje confirms. The Oosterpark itself, a few minutes' walk away, offers space for sports, walking and relaxation. Residents give green space a 7.7 and accessibility an 8.0, two of the highest sub-scores. Education even scores an 8.7, partly explained by the proximity of several primary schools and the Amsterdam University of Applied Sciences.

Public transport is excellent. Several tram lines (including line 19 towards the city centre and Sloterdijk) and bus connections run along the Linnaeusstraat and the Mauritskade. Amsterdam Muiderpoort station is about five minutes away by bike, from where you can quickly reach Central Station or the region by train. By bike you are at Dam Square in twenty minutes. Motorists have a reasonable connection to the A10 ring road via the S112 and the Wibautstraat, although parking in the neighbourhood is a point of attention: it is paid parking and scarce during busy periods.

The neighbourhood has a distinctly multicultural character and a young population: the largest group of residents is between 25 and 45 years old. Single-person households dominate (1,550 of the approximately 3,850 residents), making the neighbourhood popular with young professionals and starters. Compared to Oosterparkbuurt-Zuidwest and Oosterparkbuurt-Zuidoost, Noordwest has a slightly more subdued character, with less hospitality bustle directly on the streets. More neighbourhood data, scores per category and all resident reviews can be found on the neighbourhood main page of Oosterparkbuurt-Noordwest.

Who is a home for sale in Oosterparkbuurt-Noordwest interesting for?

The neighbourhood mainly attracts young professionals and dual-income couples who see buying in Oosterparkbuurt-Noordwest as an alternative to more expensive neighbourhoods such as the Jordaan or the Grachtengordel-West. Starters must take into account an average transaction price of over €582,000 and the chance of overbidding on sought-after supply. The owner-occupied share of only 23% means that few homes become available: patience and sharp financing are a requirement. Families with children find good schools here, but must accept that the homes are relatively compact (average 74 m²). Those looking for more space for a similar budget can also look at Oosterpark a bit further away. If buying is not feasible at the moment, rental homes in Oosterparkbuurt-Noordwest offer an alternative to get to know the neighbourhood first.

Nice neighbourhood that actually needs the cherry on top

I've lived here my whole life and it's a nice neighbourhood. Everything is nearby, from Albert Heijn to the hairdresser. Also, Oosterpark is within walking distance and there are plenty of trams and buses passing by. It's not quite the centre of Amsterdam and therefore (apart from the HvA students) very quiet and chill. There are also many schools, Basisschool Aldoende or the HvA, always a place to learn! However, a downside is the rubbish; bins and containers are often overused, so in some places, especially in summer, it can smell really bad. Speaking of people, there are plenty! Just like houses, there are many family apartments and studios, so a mix of solo living and family life! So overall, a nice and educational neighbourhood!

Little gem in the Oosterparkbuurt

A stone's throw from Oosterpark you'll find Tweede Boerhaavestraat 70h. The street is remarkably quiet, which makes the neighbourhood unique, because at the same time we are surrounded by various theatres, eateries, shops and other centres. Enjoy living here every day.
