What does a home in Ridderveld cost?

The owner-occupied market in Ridderveld is accessible compared to many other neighbourhoods in Alphen aan den Rijn. The average WOZ value is €286,000, significantly lower than the municipal average of €360,000. However, actual transaction prices tell a more nuanced story: in the past twelve months, 81 homes changed hands for an average of €359,296, with a range of €250,000 to €795,000. That difference between WOZ and sale price shows that buyers are willing to bid well above the assessed value. The supply mainly consists of terraced houses and apartments, with an average living area of 96 m². At the top of this page you can see the current listings with asking prices and time on market.

Living in Ridderveld: multicultural, well-connected and plenty of amenities

Ridderveld is a neighbourhood with its own character that you can't easily capture on paper. On the Ridderveld neighbourhood page, residents give the area a 7.4 out of 10. What immediately stands out: accessibility scores a perfect 10. That's no coincidence. Alphen aan den Rijn station is within cycling distance and takes you to Leiden or The Hague in just over half an hour. Via the N11 you are quickly on the A4 towards Amsterdam or Rotterdam. Bus routes through the neighbourhood connect you to the centre and surrounding villages. For those reliant on public transport or a car, Ridderveld is simply well-located.

Resident Daphne describes it as a "nice neighbourhood" and emphasises the multicultural character: "You find everything here. We have Islamic butchers and people mix well here in the neighbourhood." Shopping centre De Ridderhof, recently renovated, forms the beating heart of the neighbourhood. You'll find supermarkets, specialist shops and eateries there. For daily groceries you don't need to leave the neighbourhood. The scores for amenities, green spaces and safety are all 8, confirming that residents feel comfortable here. The only real pain point in the reviews is education, which gets a strikingly low score of 1. It's fair to say that parents with school-age children should carefully look at which schools in the area are suitable, or be willing to travel a bit further.

In terms of green spaces, Ridderveld has plenty to offer. There are various parks and playgrounds spread across the sub-neighbourhoods. Componistenbuurt-Noord and Planetenbuurt-Zuid, for example, are quiet residential areas with many families and green strips. If you're looking for something closer to the water, the Rijnoord area is worth a look. The average income in Ridderveld (€34,400) is below the municipal average of €38,700, which makes the neighbourhood affordable but also explains why house prices here are lower than in areas like Zegersloot or the more expensive Oudshoorn. More information about the municipality can be found on the Alphen aan den Rijn municipal website.

Is Ridderveld right for you as a buyer?

With an entry price around €250,000, buying a home in Ridderveld is achievable for first-time buyers, especially if you consider buying an apartment in Ridderveld. Movers-up will find larger terraced houses up to around €400,000. For seniors, the proximity of De Ridderhof and good public transport are plus points. Keep in mind that for popular homes you may need to overbid, given the difference between WOZ and sale prices. In addition to the purchase price, budget around 5 to 6 percent in additional costs for transfer tax, notary and valuation. Is buying still a step too far? Then also check out the rental homes in Ridderveld as an alternative, because with 47% rental properties, the supply there is considerable.

Nice neighbourhood

I find the experience of the neighbourhood pleasant. I love multiculturalism and that's what it is here. You can find all sorts of things here. We have Islamic butchers and people mix well here in the neighbourhood. We've just had the renovation of shopping centre De Ridderhof and it looks tidy again. Nearby we also have a huge recreational area with a massive ditch, where you can rip, waterski, or take a forest walk. All in all, a nice neighbourhood. Nothing has ever happened to us here or have I felt unsafe, no, that's not an issue. Education is anyway poor if you have a child with multiple diagnoses who never gets help..
