Purchase prices in Weiteveen: spacious homes above the municipal average

Weiteveen is predominantly an owner-occupied neighbourhood: 78% of the 663 homes are privately owned, giving the village a stable and owner-oriented character. The average WOZ value is €264,000, noticeably higher than the average of €240,000 for the municipality of Emmen as a whole. This difference reflects the type of homes that dominate here: spacious detached and semi-detached family homes with an average living area of 144 m². Buying an apartment in Weiteveen is virtually not an option; the supply consists almost exclusively of ground-based homes.

Over the past twelve months, 13 homes were sold, with an average purchase price of €359,308. The range ran from €194,000 to €559,000, indicating that both entry-level homes and larger properties come onto the market. The current supply and asking prices can be found at the top of this page. Weiteveen: living on the peat, far from the city but close to nature

Living in Weiteveen is a conscious choice. The village lies in the southeast of Drenthe, nestled between vast peat areas, and exudes tranquillity. Residents rate the neighbourhood a 7.1 out of 10 on Buurtje.nl, but the sub-scores tell the real story: greenery scores a perfect 10, community spirit a 9.5 and safety a 9.0. Reviewer marga describes it aptly: everyone greets each other, even the children, and dogs are allowed to run loose. M. Stormezand adds: "I enjoy living here, it's cosy and nice." That sense of connection in a small community is something you rarely encounter in larger neighbourhoods. Read all reviews and view the full neighbourhood data on the neighbourhood page of Weiteveen.

The downside is equally honest: accessibility scores a 4.5 and amenities a meagre 3.5. There is one shop with an ATM and a snack bar, but a supermarket is completely absent. For daily groceries, you quickly drive to Emmer-Compascuum or Klazienaveen. There is a bus connection, but the frequency is limited and a car is practically indispensable. The nearest NS station is Emmen, about 20 kilometres away. The connection to the N34 towards Emmen and Coevorden is reasonable, but expect a fifteen to twenty-minute drive for urban amenities. There are no schools in the village itself; children go to surrounding places. The Bargerveen, one of the largest raised bogs in the Netherlands, is literally around the corner and for many residents is the main reason to stay here.

Weiteveen consists of two recognisable sub-areas. In the western and eastern ribbons of Weiteveen there are mainly detached homes along the characteristic peat-colony roads. The scattered houses of Weiteveen lie even more in the rural area and offer maximum peace and privacy. If the character of the region appeals to you but you want slightly more amenities, you can also look at Nieuw-Weerdinge or Barger-Compascuum, both similar in atmosphere but with a slightly higher level of amenities. For even more rurality and space, Roswinkel is an alternative to explore.

For whom is buying in Weiteveen a good choice?

Weiteveen mainly attracts families and middle-aged people who consciously choose peace, space and a close-knit neighbourhood community, and are willing to take the car for daily groceries. With an average purchase price around €359,000, it is not a cheap market, although the range down to €194,000 also offers opportunities for starters looking for a home to buy in Weiteveen. Keep in mind additional costs such as transfer tax (2% for non-starters) and notary fees. If buying is not feasible now, check out the rental homes in Weiteveen as an interim solution. More about municipal housing policy can be found on the website of the municipality of Emmen.

rural, no amenities, beautiful nature.

Everyone greets each other, even the children. Dogs are allowed to run loose. However, there is only 1 shop, but it does have a cash machine. There are beautiful houses. The nature is beautiful (Bargerveen). There is a snack bar, I never go there. There are 2 institutions for sheltered housing. Vitez and De Veltman, which is quite something for a village with 1,700 inhabitants.
