Although the homes have been renovated, not to full satisfaction. It has also caused the sense of community and contact with neighbours to disappear. Previously, you could sit comfortably on the gallery on nice days, but due to the renovation, the galleries are a good 25 cm narrower, so sitting outside is no longer an option. There is a balcony at the rear, but with warmer temperatures it is unbearable there. Some activities are organised, but residents are no longer interested because vandalism has regularly occurred. The older youth are bored and that leaves traces. There are also frequent illegal activities. A real shame for a beautiful neighbourhood.

Frequently asked questions

About Kapelaan Wijnensingel 40, Beek (Li)

Is €395,000 a fair price for this house?

The asking price of €395,000 is close to the neighbourhood median of €390,000 and slightly below the average of €412,831. Given the 161 m² floor area and energy label A, the price per m² (€2,453) is below the neighbourhood average of €3,123, making it a competitive listing.

What is the energy label and what does it mean?

The home has energy label A, which is very efficient. This means lower energy bills compared to older homes. In the neighbourhood, only 11.3% of homes have label A, and 5.7% have A+, so this home is above average in energy performance.

How is the neighbourhood for families?

Beek has a mix of households: about 28% have children, and 39% are single-person. There are several primary schools within 2 km and a secondary school at 1.9 km. However, the single resident review mentions issues with youth vandalism and a decline in community spirit after renovations.

What public transport is nearby?

The nearest train station is 1.7 km away, which is about a 20-minute walk or a short cycle.

How long has this home been on the market?

The listing does not state how long it has been available. However, homes in Beek sell on average within 59 days, so if it has been listed for a while, it may be worth checking with the agent.

What is the plot size and garden like?

The plot is 250 m², but the listing does not mention a garden. The resident review notes that the rear balcony is unusable in warm weather and that galleries were narrowed during renovation, so outdoor space may be limited.
