A lively spot in Nijmegen's oldest quarter

This apartment on the Lage Markt sits right in the heart of Benedenstad, Nijmegen's historic riverside neighbourhood. With 75 m² of living space, it is 29% smaller than the local average, and the asking price of €450,000 is in line with the market, the median in the area is €375,000, so this one sits a bit above that. For context, apartments in Nijmegen vary widely, but this one offers a compact footprint in a prime central spot.

The Benedenstad neighbourhood

Frequently asked questions

About Lage Markt 21, Nijmegen

Is €450,000 a fair price for this apartment?

The asking price of €450,000 is above the neighbourhood median of €375,000, but the average sold price in Benedenstad is €519,824, so it sits between those figures. Given the 75 m² floor area and central location, the price is in line with the market, not cheap, but not overpriced either.

What is the energy label and what does it mean?

The energy label is B, which is an official registration (EP-Online). Label B is quite efficient, so you can expect reasonable energy costs. In the neighbourhood, 47.4% of homes have label B, so this one is typical for the area.

How is the public transport connection?

The train station is 1.2 km away, about a ten-minute walk. The central location means most amenities are within walking distance.

What is the neighbourhood like in terms of safety?

The CBS data records 360 total crimes in the neighbourhood, but without a per-capita breakdown it is hard to compare. Benedenstad is a busy urban area with many restaurants and bars, so it is lively both day and night.

Are there any outdoor spaces like a balcony or garden?

The listing does not mention a balcony, garden, or terrace.

How many rooms does this apartment have?

With 75 m², it could have one or two bedrooms, but you would need to check the floor plan with the agent.

City centre

It's nice to live in the centre. Close to everything you need. Only often rubbish on the ground. Otherwise, it's all well organised with how the rubbish is collected and such. Could do more about the homeless people, who are quite numerous, sometimes causing a bit of nuisance because they are always begging in the centre. Especially around Molenpoort it's bad. Could do with more intervention as far as I'm concerned. Not nice if you can't walk without being asked for change. You do see police and enforcement quite often in the neighbourhood, but it could be a bit more. Education is not really in the neighbourhood. It's very accessible by public transport, cycling is sometimes a bit difficult since everyone walks on the street in the centre, also outside pedestrian areas (Molenstraat and Zierikstraat). A minor irritation sometimes.

Lively

I live in a student house with 8 nice housemates, a reasonably decent house but plagued by mice. Albert Heijn around the corner. But many homeless people there. Also, my bike was vandalised once. Otherwise, plenty of amenities and nice but small parks.
