A classic apartment on Marktstraat

This apartment on Marktstraat sits right in the heart of Beek, with the village square and its cafés just outside the door. Built in 1930, it has 113 m² of living space and an E energy label, so heating costs are something to budget for. At €260,000, the asking price is 37% below the neighbourhood average of €412,831, which makes it a keen entry into the market compared to other apartments in Beek.

The Beek neighbourhood

Beek is a compact village with a mix of ages: about a quarter of residents are 65 or older, and a fifth are under 25. The single review from a resident is mixed: "Although the homes have been renovated, not to full satisfaction. It has also caused the sense of community and contact with neighbours to disappear." They note that the galleries are now narrower and the rear balcony gets too hot, and that vandalism and illegal activities have increased. Still, the neighbourhood has a supermarket, a GP and a primary school all within a kilometre. For a fuller picture of the Beek neighbourhood, the data shows mostly terraced houses and a fair share of pre-war buildings.

Life on the street

Your daily shopping is easy: a PLUS supermarket is 170 metres away, a Jumbo 250 metres, and an Albert Heijn about 1.2 km. For primary education, Basisschool Ondersteboven is 2.9 km away, KC Eigen Wijs 2.9 km, and Basisschool Reuzepas 2.9 km. Secondary schools are a bit further: Graaf Huyn College and Groenewald. The train station is 1.7 km away, so commuting to Maastricht or Sittard is doable on foot or by bike. The municipality of Beek (the municipality of Beek) keeps the village green spaces and library within walking distance.

Although the homes have been renovated, not to full satisfaction. It has also caused the sense of community and contact with neighbours to disappear. Previously, you could sit comfortably on the gallery on nice days, but due to the renovation, the galleries are a good 25 cm narrower, so sitting outside is no longer an option. There is a balcony at the rear, but with warmer temperatures it is unbearable there. Some activities are organised, but residents are no longer interested because vandalism has regularly occurred. The older youth are bored and that leaves traces. There are also frequent illegal activities. A real shame for a beautiful neighbourhood.

Frequently asked questions

About Marktstraat 1A03, Beek (Li)

Is €260,000 a fair price for this apartment?

The asking price is 37% below the average asking price in Beek (€412,831), so it is on the keen side. However, the apartment has an E energy label and was built in 1930, which may mean higher running costs. The neighbourhood average price per m² is €3,123, while this home works out at about €2,301 per m², reinforcing that it is priced below the local norm.

What is the energy label and what does it mean?

The energy label is E, which is below average for the Netherlands. In Beek, 41.5% of homes have a label D or lower, so this is not unusual for the area. An E label means you can expect higher heating bills compared to a more efficient home. The home was built in 1930, so insulation may be limited.

How is the neighbourhood for safety?

The neighbourhood recorded 448 total crimes in the latest data, but no breakdown is given. One resident review mentions vandalism and illegal activities, saying "the older youth are bored and that leaves traces." However, this is a single review, so it may not reflect the whole neighbourhood.

A PLUS supermarket is 170 metres away, a Jumbo 249 metres, and a GP is 1 km. The train station is 1.7 km, a 20-minute walk. Restaurants are 500 metres away, and a library and park are both 800 metres. Primary schools are about 900 metres, but secondary schools are further at 2.7 km.

What is the typical buyer profile in Beek?

Beek has a mix of households: 38% are single-person, 31% are couples without children, and 27% are families with children. The average household size is 2.0. Owner-occupied homes make up 61% of the housing stock, and 62% are single-family homes. The area has a moderate urbanity level.

Is the apartment on a busy street?

Marktstraat is a central street in Beek, close to the village square with restaurants and shops. The address is an apartment, so it is likely above a commercial unit. The exact noise level is not stated, but being on a main street in the centre may mean some traffic noise during the day.
