Nice people and friendly

It's a friendly neighbourhood. The neighbours are nice, we help each other and if something happens, everyone knows about it, so it's a very pleasant neighbourhood except for the children of today who shout and swear and open your parcels. But otherwise it's a nice neighbourhood. But when it comes to rubbish, it's really bad, the council does little to keep the waste tidy. They need to clear the rubbish more often.

Top

Safety is paramount here. Everyone is super social. Hygiene is top. Great place to live. Education is excellent and attentive. Everywhere is green, beautiful spots, playgrounds, centres and nice little shops. Everything is accessible by tram, bus, walking is also nice and beautiful in terms of nature.

Frequently asked questions

About Zonnesteinhof 45, Amstelveen

Is €449,000 a fair price for this apartment?

The asking price of €449,000 is 43% below the average asking price in Elsrijk Oost (€782,590). However, the apartment is also 30% smaller than the neighbourhood average (79 m² vs 113 m²). Given the energy label D and the 1961 construction year, the price is keen compared to other homes in the area, but you should consider the potential for higher energy costs.

What is the neighbourhood like?

Elsrijk Oost is a green, safe, and social neighbourhood. Residents describe it as friendly and community-oriented, with neighbours helping each other. One review highlights that safety is paramount and the area is clean, though another mentions that rubbish collection could be improved. The neighbourhood has many families and is well-suited for those who enjoy parks and playgrounds.

How far is the nearest train station?

The nearest train station is 4.4 km away. This is a bit of a distance, so you would likely rely on the tram or bus connections in the area for public transport. The neighbourhood is well served by trams and buses, making it easy to reach Amsterdam or Schiphol.

What supermarkets are nearby?

There are several supermarkets within walking distance. Jumbo is 483 m away, Albert Heijn is 536 m, and Dirk is 722 m. For daily groceries, you have plenty of options just a few minutes' walk from the apartment.

What schools are in the area?

Several primary schools are close by. Montessori Kindcentrum Mio Mondo is 501 m away, Roelof Venema School is 675 m, and Openbare Basisschool Michiel de Ruyter is 725 m. All are within a comfortable walking distance for children.

What is the energy label and what does it mean?

The apartment has an energy label D. This means it is not the most efficient, so you can expect higher heating costs compared to a home with a better label. In the neighbourhood, about 33% of homes have a label D or lower, so it is not unusual for a property built in 1961.

How many rooms does the apartment have?

The floor area is 79 m², which typically accommodates two to three rooms, but you would need to check the layout with the agent.

Is there a garden or balcony?

The listing does not mention a garden or balcony. Given that it is an apartment, it is unlikely to have a private garden, but there may be a shared outdoor space or a balcony.
