From today, Buurtje.nl officially partners with Wilgenboom, a Zwolle-based firm focused on data-driven advice for housing and healthcare real estate. In this post, we explain who Wilgenboom is, why the connection with Buurtje.nl makes sense, and what it will mean for visitors to Buurtje.nl.
Who is Wilgenboom?
Wilgenboom is based at the Assendorperdijk in Zwolle and helps municipalities, property owners and developers with the factual substantiation of real estate plans. Concretely, they do four things:
- Market analysis. Mapping demographic developments and the actual housing demand in an area.
- Location analysis. Assessing whether a site is suitable for densification or change of use.
- Feasibility studies. Calculating scenarios against local policy and the market.
- Realisation power. Getting the parties around the table to actually implement plans.
They summarise their promise pragmatically as no thick reports that disappear into a drawer. They have now completed more than forty projects.
Why collaborate?
Buurtje.nl has been mapping neighbourhoods, districts and municipalities in the Netherlands for years using, among other things, CBS figures, housing market statistics and geo-data. This information helps home seekers choose where they want to live, not just which house.
Wilgenboom looks at the same areas, but from the other side: what needs to be built, for whom and where? These are two perspectives on the same puzzle. By combining Buurtje.nl's data and Wilgenboom's analyses, substantiations emerge that are sharper than what one party alone can produce.
What changes?
For visitors to Buurtje.nl, nothing changes. The homes, neighbourhood information and reviews are still there exactly as you are used to. What changes under the hood:
- The housing data and market figures on Buurtje.nl will be updated and supplemented through this collaboration with insights from ongoing real estate projects.
- Buurtje.nl, together with Wilgenboom, will publish new regional reports on current topics: housing shortage per region, mobility, ageing and healthcare real estate.
- For municipalities and professionals who already use Buurtje.nl's data, there will be a clearer point of contact. Questions that go beyond a dashboard will be handled together with Wilgenboom.
What is already underway?
Wilgenboom recently published two insights on the market for private care housing in Overijssel that nicely illustrate what kind of analyses can soon be substantiated through this collaboration using Buurtje.nl's housing data:
- Ommen as an investment opportunity for care housing. Ommen is among the fastest-ageing municipalities in the region and has zero private care housing places. With sufficient purchasing power in the target group and available land positions, a rare market opportunity arises.
- Hardenberg and the missing middle segment. The number of over-65s here grows by 43% until 2040, private care housing supply stagnates, and the price category between WLZ-funded and premium is empty. "Hardenberg has the target group, but not the supply."
