Rental prices and market figures De Parken, Apeldoorn

De Parken is a distinct owner-occupied neighbourhood: only 15% of the housing stock consists of rental properties. Of those rental properties, 3% are owned by a housing corporation (social housing) and 12% belong to other landlords (private sector). This makes the supply of rental properties in De Parken scarce and the market competitive.

The average WOZ value in De Parken is €707,000, well above the district average of Noord (€426,000) and far above the Apeldoorn average of €378,000. This price level is reflected in the rental prices. In the private sector (excluding social housing), an average of nine homes changed tenants over the past twelve months, at an average rent of €1,045 per month with an average area of 94 m². That works out to about €11 per m² per month. The range runs from €500 to €2,200 per month, indicating that both compact apartments and larger homes are available for rent. Compared to the rest of the district neighbourhoods in Noord or the broader supply of rental properties in Apeldoorn, prices here are on the higher side. At the top of this page, check the current average rent and time on market for the most recent status.

Living in De Parken, Apeldoorn

The name says it all: De Parken is a green, stately neighbourhood on the north side of Apeldoorn, directly bordering the city centre. The neighbourhood derives its character from wide avenues, leafy parks and a mix of detached villas, townhouses and larger apartment complexes. Many homes date from the late nineteenth and early twentieth centuries, although there are also post-war additions. The buildings are predominantly spacious, giving the neighbourhood a quiet, almost stately appearance. The average income of €54,200 and the high proportion of highly educated residents (54%) define the neighbourhood's profile.

Facilities in De Parken

Thanks to its location directly next to the centre, De Parken has a high facility score of 10 out of 10 in resident reviews. The city centre of Apeldoorn with its shops, supermarkets (including Albert Heijn and Jumbo within walking distance), restaurants and weekly market is reachable within a few minutes by bike. For daily groceries, you hardly need to leave the neighbourhood. There are primary and secondary schools in the immediate vicinity, which partly explains why families with children (420 households) form the largest household group. The Apeldoorns Bos and the Hoge Veluwe are a short bike ride away, and within the neighbourhood itself there are several parks and green walking routes. Sports clubs, a swimming pool and cultural facilities are also easily accessible from the centre.

Accessibility

Accessibility scores a perfect 10 from residents, and that is understandable. Apeldoorn station is about a ten-minute bike ride away, with direct train connections to Zutphen, Deventer and Amersfoort. Several bus routes run through or past the neighbourhood towards the centre and other parts of the city. By car, the A1 (towards Amsterdam and Deventer) is accessible via the N344, and the A50 towards Arnhem is also a short drive away. Cyclists benefit from well-maintained cycle paths to the centre and the surrounding greenery. Parking in the neighbourhood is partly regulated by permits, which is linked to the pressure from the nearby centre.

Atmosphere and points of attention

The proximity to the centre is a double-edged sword. Resident Silvie describes it aptly: "Super cosy beautiful neighbourhood but the location so close to the centre causes a lot of nuisance that is not addressed by enforcement and/or police. Previously had a drunk vagrant in the shed who had broken in and often drunk people in the street." Her overall score is nevertheless an 8 out of 10, but the safety score of 6 out of 10 and the cleanliness score of 6 out of 10 are an honest signal that the central location also has downsides. Those seeking peace and greenery but also wanting to be in the city quickly will find it here. Those wishing to avoid nuisance would do well to explore the neighbourhood at different times.

For comparison: neighbouring neighbourhoods such as Loolaan-Noord and Kerschoten are slightly further from the centre and have a quieter street scene, while Paleispark has a similar green and stately character. Check the neighbourhood page of De Parken for all resident reviews and detailed district data.

Does renting in De Parken suit you?

De Parken mainly attracts established households and families: the largest age group is 45 to 65 years (830 people) and 43% are married. For starters and students, finding a rental home here is difficult: supply is limited, private sector rents average €1,045 per month, and social housing is scarce (only 3% corporation ownership). Anyone who still wants to rent a home in De Parken would be wise to respond quickly to new listings and have documents such as payslips and an employer's statement ready. For social housing, registration with Woonzorg or another local corporation via the municipality of Apeldoorn is the designated route, but expect waiting lists. As an alternative, the supply of homes for sale in De Parken is much larger: 85% of the housing stock is owner-occupied. Those who are more flexible in terms of location may find more available rental properties in adjacent neighbourhoods such as Spainkbos or in the broader district Noord.

What residents say about De Parken

De Parken receives an average resident score of 8.0 out of 10, based on submitted reviews on Buurtje.nl. Accessibility and facilities score maximum (both 10 out of 10), while safety (6) and cleanliness (6) are lower. Resident Silvie sums it up as a "super cosy beautiful neighbourhood" but points out nuisance due to the central location that is insufficiently addressed by enforcement. That is honest, useful information for someone considering renting an apartment or looking for a rental home here. Nice neighbourhood but many downsides

Super cosy and beautiful neighbourhood but the location so close to the city centre causes a lot of nuisance that is not addressed by enforcement and/or police. Previously had a drunk vagrant in the shed, who had broken in, and often drunk people in the street. Many neighbours are quite self-centred and think they can 'borrow' our driveway for hours without asking.
