Rental prices and market figures Geverik, Beek

Geverik is a pronounced owner-occupied neighbourhood: of the 172 homes, only 13% are in the rental sector. This makes the supply of rental homes in Geverik scarce, and you can see that in the market conditions. Of that small rental share, 8% is owned by a housing association (social rent) and 5% concerns other landlords in the private sector. In the private sector (excluding social rent), one home was rented out last year, for a rent of €1,200 per month with an area of 160 m². That works out to around €7.50 per m², which is relatively modest for a home of this size. For current available rental homes and the daily average rent, see the overview at the top of this page.

The average WOZ value in Geverik is €373,000, slightly higher than the district average of Beek-Zuid (€369,000) and clearly above the municipal average of Beek (€293,000). Geverik is thus one of the more expensive neighbourhoods in the municipality, which also explains why the owner-occupied sector dominates here. Anyone looking for a rental home in Geverik has little choice and must act quickly when something becomes available.

Living in Geverik, Beek

Geverik is a small, rural village on the southern edge of the municipality of Beek, nestled between the hilly South Limburg landscape. With 375 inhabitants and 172 homes, it is one of the smallest settlements in the region. The character is distinctly village-like and quiet: detached homes and semi-detached houses along lanes with a predominantly green appearance. The construction period varies, but the picture is dominated by post-war buildings from the 1950s to 1970s, supplemented by some later expansions. Renting apartments in Geverik is virtually impossible; the supply consists almost exclusively of ground-based homes.

Facilities in Geverik

Geverik itself has hardly any facilities, and that is something to take seriously. There is no supermarket in the village itself; for daily groceries you have to rely on the nearby village of Beek or Spaubeek, a few minutes' drive away. In Beek you will find, among other things, an Albert Heijn and various other shops in the centre. The same applies to schools: primary and secondary education can be found in Beek or in the broader Parkstad area. Sports facilities are limited in the village itself, but the area offers many opportunities for walking and cycling in the South Limburg hill country. The resident score for facilities stands at 1.0 out of 10, which underlines the honest conclusion: anyone who values a good level of facilities within walking distance should look elsewhere.

Accessibility of Geverik

Geverik scores remarkably well on accessibility (8.0 out of 10). The location near the A76 makes Geverik easily accessible by car. Maastricht can be reached in about 20 minutes, Heerlen in about 15 minutes and Sittard in a quarter of an hour. Maastricht Aachen Airport is a short distance away, which is an advantage for some residents and expats. Public transport is more limited: there are bus connections via the village of Beek, but the frequency is not high. For daily public transport use, a car is practically indispensable. Parking is generally not a problem in Geverik; most homes have their own parking or driveway.

Residents appreciate the peace and beauty of the area (score 8.0 for beauty), but there are also clear points of criticism. Sandra writes: "Nice neighbourhood to live in, but not safe: in a 30 km zone they drive at 85 km through the street and nothing is done about it. Our alley is so dark in the evening that you feel unsafe because you can't see if someone is walking or looking in." The safety score of 2.0 out of 10 is remarkably low and has everything to do with these two concrete problems: speeding and poor lighting. Anyone considering renting in Geverik would do well to take this into account. See all experiences and scores on the neighbourhood page of Geverik.

Compared to neighbourhood communities such as Grootgenhout and Kelmond, which also fall within Beek-Zuid, Geverik is similar in character, rural and small-scale. For a broader supply of rental homes in the area, it is also worth looking at rental homes in Beek-Zuid as a whole.

Does a rental home in Geverik suit you?

Geverik mainly attracts residents who consciously choose peace, space and a rural living environment. The dominant age group is 45 to 65 years (120 of the 375 inhabitants), followed by those aged 65 and over (100 people). Starters and students will find few rental homes here; the scarce supply is more aimed at people looking for a spacious family home or detached house. Families with children form a smaller group; most households are without children. The average income is €36,100, comparable to the municipal average. Anyone considering renting an apartment in Geverik will find that this type of home is simply not or hardly available here. As an alternative, owner-occupied homes in Geverik are a serious option to explore, given the large share of owner-occupied homes (86%). For social rent, registration with a housing association active in the Parkstad or Westelijke Mijnstreek region is necessary; be prepared for waiting lists.

What residents say about Geverik

The overall rating of Geverik stands at 5.5 out of 10, based on one review. The scores vary widely: accessibility (8.0), beauty (8.0) and housing (8.0) score well, while safety (2.0) and facilities (1.0) pull the overall score down significantly. Sandra sums it up aptly: "Nice neighbourhood to live in, but not safe: in a 30 km zone they drive at 85 km through the street." This is not an anonymous complaint but a concrete signal about traffic safety and public lighting. For more reviews and all neighbourhood data, see the resident reviews of Geverik. Nice neighbourhood

Nice neighbourhood to live in, but not safe; in a 30 km zone they drive through the street at 85 km and nothing is done about it. Our fire escape is so dark in the evening that you feel unsafe because you can't see if someone is walking or looking inside. Most residents would like lighting on the path for safety. Because they no longer dare to go into the garden in the evening. Regards Sandra
