Rental prices and market figures for Halderbrink, Ede

Halderbrink is predominantly an owner-occupied neighbourhood: about 70% of the housing stock is owned, while 30% is rented out. Of those rental properties, approximately 18% are owned by housing associations (social housing) and 12% belong to the private sector or other landlords. This makes the supply of rental properties in Halderbrink relatively limited, especially in the private sector.

In the private sector (excluding social housing), four properties were rented out in the past twelve months, with an average rent of €1,388 per month. The range was from €1,150 to €1,625 per month. Note: these are private sector rents; social housing through a housing association is usually significantly lower. Unfortunately, reliable surface area data for these rented properties is lacking, so a price per m² cannot be calculated.

For comparison: the average WOZ value of a home in Halderbrink is €403,000. That is lower than the district average of Bennekom (€451,000), but higher than the municipal average of Ede (€387,000). In terms of property values, Halderbrink is therefore in the middle range of the district. For current rental prices and available rental properties, see the overview at the top of this page.

Living in Halderbrink, Ede

Halderbrink is a quiet, green residential neighbourhood on the western side of Bennekom, a village that falls under the municipality of Ede. The neighbourhood has a predominantly post-war character with mainly ground-level homes: terraced houses, semi-detached houses and detached houses from the 1960s and 1970s, supplemented by some later extensions. There are hardly any apartments, which gives the neighbourhood a typical village residential character. Anyone considering renting an apartment in Halderbrink will find that the supply is very limited.

The population composition reflects that character: the largest group of residents is between 45 and 65 years old (over 1,195 people), followed by those aged 65 and over (1,075). The proportion of young families and starters is relatively small. Almost half of the households are married, and most households are without children. That says something about the atmosphere: Halderbrink is not a bustling youth neighbourhood, but a stable, mature residential area where it is quiet and people know each other.

Facilities in Halderbrink

Bennekom as a whole is well-equipped, and Halderbrink benefits directly from this. The shopping centre of Bennekom is within cycling distance and offers an Albert Heijn, various specialist shops and some catering establishments. For larger groceries or a more extensive range of shops, the city centre of Ede is about a ten to fifteen-minute drive. Primary schools are available in and around Bennekom, and for secondary education, students rely on Ede or Wageningen. For sports, there is plenty to do in the area: the edge of the Veluwe is within walking distance, there are local football and tennis clubs, and the forest is literally around the corner. Residents give facilities a remarkably high score of 9 out of 10, indicating that they lack little in practice.

Accessibility

Bennekom has its own train station, within walking distance or a short bike ride from Halderbrink. From that station, you can reach Ede-Wageningen station in about ten minutes, where you can connect to intercity trains towards Utrecht and Arnhem. By car, you can quickly connect to the A12 via the N781, making The Hague, Utrecht and Arnhem easily accessible. Cycling to the centre of Bennekom takes five minutes; to Ede centre it is about eight kilometres over well-maintained cycle paths. Parking is not a problem in Halderbrink: the neighbourhood has plenty of parking spaces on the street and on private property, without a permit requirement. Accessibility scores a 6 out of 10 from residents, which is slightly lower than the other scores. This is probably due to the limited bus connections outside peak hours.

Atmosphere and resident scores

Residents give Halderbrink an overall score of 7.0 out of 10. Community spirit scores remarkably high: a perfect 10. One resident describes it as: "Everyone knows each other here, you are seen and people look out for you." That says a lot about the village character of the neighbourhood. Green spaces (7) and education (7) also score solidly. Residents are less enthusiastic about housing (4 out of 10), which probably refers to the limited supply and the ageing housing stock in some places. Beauty (6) and accessibility (6) are average. Compared to neighbouring areas, Halderbrink has a quieter and greener profile than the more urbanised De Laar. If you prefer a bit more dynamism or want to explore a larger rental property supply, you can also look at Bennekom-Zuidoost or Dikkenberg.

Is renting in Halderbrink right for you?

Halderbrink mainly attracts people who appreciate peace, green spaces and community spirit. These are often families with school-age children, middle-aged people who consciously choose a village environment, and seniors who have lived in the neighbourhood for years. Starters and students will find less connection here: the rental property supply is limited, the average private sector rent is €1,388 per month, and cheap rooms or studios are hardly available. For social housing, you register with a housing association, but be prepared for waiting lists. If you are looking for a rental home in Halderbrink, it is wise to respond quickly to new listings, because with only four private sector rentals in a year, the market is very tight. Make sure you have your income statement, employer's statement and identity document ready. As an alternative, the owner-occupied homes in Halderbrink are worth considering, especially given the relatively favourable WOZ values compared to the rest of the district. Facilities also score highly (9), indicating that daily needs are well met. The low score for housing (4 out of 10) is striking and probably points to the limited and partly ageing housing supply. A beautiful, cosy neighbourhood

There is quite a lot of litter in the neighbourhood; as far as I'm concerned, they could put more bins. There are many primary schools in the neighbourhood and also a few secondary schools nearby. There are also quite a few playgrounds and such in the area. It's just a shame that there are a lot of renovations going on in the neighbourhood.
