Renting in Heksenberg: a small private sector in an owner-occupied neighbourhood

Heksenberg is essentially an owner-occupied neighbourhood. Of the 1,497 homes, 73% are owner-occupied, and only 27% are rented out. This makes the supply of rental properties in Heksenberg limited: housing associations own around 13% of the housing stock, with the remaining 14% belonging to other landlords. In the private sector, 13 homes were rented out in the past twelve months, with an average rent of €1,048 per month and a range of €815 to €1,350 per month. The average floor area was 69 m². These are annual averages for the private sector, excluding social housing and room rentals. You can see the current rental prices and available supply at the top of this page.

For comparison: the average WOZ value in Heksenberg is €186,000, which is lower than the municipal average of €203,000 in Heerlen. The median income in the neighbourhood (€28,600) is also slightly below the municipal average. This does not automatically translate into lower private-sector rents, but it does indicate that Heksenberg is a more accessible neighbourhood than some other parts of Heerlen. Those looking for social housing will have to go through the regular waiting list of a housing association, as the share of housing associations is limited.

Green, quiet and well-equipped: but don't forget the car

Heksenberg scores a 7.1 on Buurtje.nl based on resident reviews. This score tells a clear story when you look at the sub-scores. Green space gets a perfect 10, and safety scores a 9.0. Residents describe the neighbourhood as quiet, well-organised and green. The streets are well-maintained, there is plenty of greenery around, and you feel safe. These are no small things when you are looking for a rental home in an area where you actually want to live.

Yet Heksenberg is not a neighbourhood for everyone. Accessibility and community both score a 5.0, and that is honestly noticeable. Public transport is limited, and those without a car will find that the neighbourhood is somewhat isolated from the centre of Heerlen. However, for daily shopping and amenities, you do not have to go far: amenities score a 9.0, indicating that the basic infrastructure is well in order. Schools are rated at 7.0. The adjacent neighbourhood Pronsebroek is part of the same residential area and has a similar character.

The population is relatively ageing: the largest age group is 45- to 65-year-olds (940 people), followed by those aged 65 and over (620). Young families and starters are less represented. As a result, the neighbourhood has a quiet, stable atmosphere, but less street life. Those looking for an active neighbourhood community or urban dynamics would be better off looking at neighbourhoods like Hoensbroek-De Dem or Maria Gewanden en Terschuren. You can read all resident reviews and detailed neighbourhood data on the Heksenberg neighbourhood page.

Heksenberg as a rental neighbourhood: who it works for, and who it doesn't

Renting in Heksenberg is best suited to people who value peace and greenery over urban vibrancy, and who have their own transport. The neighbourhood is attractive for older renters, dual-income couples who want affordable living away from the hustle and bustle, and people who already have ties to the region. For starters without a car or people dependent on public transport, the low accessibility score is a serious drawback. The private-sector rental supply is narrow, so those wanting flexibility would do well to also look at Mariarade or De Koumen. Considering a long-term perspective? Given the relatively low WOZ value, the supply of owner-occupied homes in Heksenberg is also worth considering.

Back neighbourhood of Heerlen

It's not the worst neighbourhood, but certainly not the best either. It's easily accessible thanks to the bus stop and there is a primary school. The area doesn't feel very safe, but things are regularly organised in the neighbourhood. It's also quite green because of the surrounding forests, including the Brunssummerheide. The housing is good, but it depends on which part of the neighbourhood you're in. It's a fairly dirty neighbourhood, not much attention is paid to hygiene. It's not very safe either, but it's not unsafe either; furthermore, it has all the facilities you need: clothing shops, supermarket, hairdresser, etc.
