Rental prices and market figures for Poelendaele, Middelburg

Poelendaele is a pronounced rental neighbourhood: as much as 81% of the housing stock consists of rental properties, compared to just 19% owner-occupied homes. Of those rental properties, roughly half are owned by a housing association (40% of the total), the other half is rented out by private or other landlords (also around 40%). Social housing therefore makes up a substantial part of the supply, but for those who rely on the private sector, the following applies: in the past twelve months, five private sector homes were rented out in Poelendaele, with an average rent of €1,755 per month. The range was between €1,675 and €1,800 per month, with an average surface area of 156 m². That works out at over €11 per m² per month. Social housing is of course considerably lower in price, but waiting lists apply for those.

The average WOZ value in Poelendaele is €147,000, which is notably lower than the district average of Stromenwijk/'t Zand (€220,000) and the municipal average of Middelburg (€259,000). That reflects the composition of the housing stock: many multi-family homes and porch flats, fewer detached or larger ground-based homes. Nice neighbourhood, not very clean

I live in a cosy neighbourhood where people are friendly and there's always something to do. The atmosphere is pleasant, neighbours greet each other, and there's often life on the street. There are also nice playgrounds and small shops in the area, which makes it a nice place to live. What is a shame, though, is that the neighbourhood isn't always very clean. There is regularly rubbish on the street and some spots aren't well maintained. That's sometimes a pity, because it brings down the nice appearance of the neighbourhood a bit. Overall, I still think it's a nice neighbourhood to live in, especially because of the people and the cosy atmosphere. If it were a bit cleaner, it would be really perfect!
