Rental prices and market figures Tuindorp, Eindhoven

Tuindorp is a neighbourhood where renting and buying are almost evenly split: 52% of homes are rental properties, 48% are owner-occupied. Of those rental properties, 31% are owned by a housing association (social housing) and 21% fall under other landlords (private sector and private individuals). Anyone looking for a rental home in Tuindorp in the private sector should expect higher prices: over the past twelve months, the average rent in the private sector (excluding social housing and rooms) was set at €2,083 per month, with a range of €1,008 to €2,995 per month. Given the average surface area of the rented homes, this amounts to a relatively modest price per square metre, although the absolute monthly amounts are substantial.

The average WOZ value in Tuindorp is €393,000. That is slightly lower than the district average of Oud-Stratum (€403,000), but significantly higher than the Eindhoven average of €360,000. Living in Tuindorp, Eindhoven

Tuindorp is not your average Eindhoven neighbourhood. The name says it all: the neighbourhood was designed as a garden suburb, with spacious green streets, white or light-rendered homes and a distinctive character you won't easily forget. Resident Ger-Jan van Gulick has lived there since 1994 and describes it as follows: "In summer you feel like you're in Italy or Greece because of the white houses. The living comfort is sublime." That's not marketing speak, but the experience of someone who knows the neighbourhood inside out.

The housing stock largely consists of ground-level homes: terraced houses and detached or semi-detached houses from the early and mid-twentieth century, built in the typical garden suburb style with attention to architecture, greenery and cohesion. Renting apartments in Tuindorp is less common than in surrounding neighbourhoods, although there are also first-floor homes here. The neighbourhood has approximately 2,875 residents and 1,437 homes, which results in a relatively low building density by Eindhoven standards.

Facilities in Tuindorp

Tuindorp is compact but well-equipped. For daily groceries, there are supermarkets within walking distance, including towards Geldropseweg and the adjacent shopping area of Stratum. Primary schools are present in and around the neighbourhood, and the sub-score for education in resident reviews stands at a perfect 10 out of 10. For sports and recreation, there are opportunities in the area, including sports clubs and green spaces that match the garden suburb character. Hospitality and shops are mainly found on the edges of the neighbourhood and in the nearby centre of Stratum. The municipality of Eindhoven provides more information about local facilities via eindhoven.nl.

Accessibility

Tuindorp is within cycling distance of Eindhoven city centre, roughly ten to fifteen minutes by bike. That is one of the reasons the neighbourhood is popular among workers and students who don't want or need a car. By bus, there are connections to the city centre and other districts. By car, access to the A2 and the Eindhoven ring road is easily reachable via Geldropseweg. Parking in the neighbourhood is generally possible, although parts of Tuindorp have a permit system due to the parking pressure typical of a popular neighbourhood close to the city centre.

Compared to sister neighbourhoods such as Irisbuurt and Rochusbuurt, Tuindorp has a distinct identity thanks to its historic garden suburb architecture. If you prefer a more urban or compact living environment, you could also look at what is available for rent in Elzent-Noord or Joriskwartier. More information about all neighbourhoods in the district can be found on the page for rental properties in Oud-Stratum.

Is a rental home in Tuindorp right for you?

Tuindorp mainly attracts people who appreciate peace and space without being far from the city. The largest age group is 25 to 45 years (845 residents), and the proportion of single-person households is high (890 of the approximately 1,437 homes). This makes the neighbourhood popular among young professionals and dual-income couples without children, but also among seniors who have lived in the neighbourhood for a long time: the 65-plus group numbers 685 people. The average income is €42,600, and 59% of residents have a high level of education. The labour participation rate of 71% is above the Eindhoven average.

Excellent neighbourhood, living here since 1994

I've lived here since 1994 and don't want to leave for as long as my life allows. The living comfort is sublime, and in summer you feel like you're in Italy or Greece because of the white houses. It's fairly safe to live here; there's neighbourhood watch and residents keep a close eye on everything. It's a great privilege to live here. All shops and healthcare facilities are within walking distance, as is the centre of Eindhoven. I want to keep living here!!!
