Renting in Waardenburg en Opijnen: a small private sector in a buyer-dominated neighbourhood

Waardenburg en Opijnen is emphatically a buyer neighbourhood. Of the 1,706 homes, only 23% are in the rental sector, the majority of which (19%) is owned by housing associations. The private sector is therefore very limited: only 5% of the housing stock falls under other landlords. You can see this in the supply: in the past twelve months, one home was rented in the private sector (excluding social housing), at a rent of €675 per month. That gives a narrow picture, but it does say something about the scarcity of privately rented homes in this village. The WOZ value of €422,000 is slightly above the municipal average of West Betuwe (€413,000), which shows that this is a relatively sought-after living environment. Check the current supply and the most recent average rents at the top of this page, as they are updated daily.

Green and quiet, but not for everyone: residents on life in Waardenburg en Opijnen

Anyone looking for a rental home in a green, rural environment in the Gelderland Betuwe will end up in a neighbourhood that residents rate an average of 6.9 out of 10 on the neighbourhood page of Waardenburg en Opijnen. That score tells a mixed story. Greenery scores remarkably high (9.0), and the beauty of the surroundings also gets a comfortable pass (8.0). That matches the image of a village surrounded by typical Betuwe fruit farming, meadows and dike strips.

But resident Julia, who gave the neighbourhood a 6.9, is honest about the downside: she writes about loitering youths, vandalism around New Year's Eve and a lack of facilities for different age groups. "Few facilities for the community, for children, young people and the elderly," she describes it. The community score (5.0) and the facilities score (6.0) confirm that picture. There is little organised in the neighbourhood, and that is missed. The accessibility score (7.0) is reasonable, but Waardenburg en Opijnen is not a place with a train station around the corner. For daily shopping and facilities, you have to rely on larger centres nearby.

Often loitering youths and vandalism during New Year's Eve with fireworks. Not a pleasant neighbourhood to live in, few facilities for the community, for children, young people and the elderly. It would be nice if more were organised within the community, and if people could get in touch with each other in a more positive way. The neighbourhoods could do with a lot more greenery!! Outside the neighbourhood there is fortunately a nice piece of estate and forest, but now there is also dissatisfaction about that because there are building plans there.
