Rental prices and market figures for Zeeheldenbuurt, Groningen

Zeeheldenbuurt is a pronounced rental neighbourhood: no less than 73% of the 2,043 homes are rental properties. Of these, 16% are owned by housing associations (social housing) and 57% are in the hands of other landlords, such as private investors and real estate companies. This makes the free rental sector dominant here, which is reflected in the supply. In the past twelve months, 61 homes in the free sector were rented out at an average rent of €1,027 per month, with a range from €363 to €2,300. With an average surface area of 74 m², this works out to approximately €13.90 per square metre. Note: these figures exclude social housing, where rents are significantly lower.

The average WOZ value in Zeeheldenbuurt is €249,000. That is lower than the average for the Oud-Zuid district (€275,000) and well below the municipal average of €295,000. As a result, rental prices in the free sector here are often slightly more favourable than in the city centre or the more expensive parts of Oud-Zuid. Living in Zeeheldenbuurt, Groningen

Zeeheldenbuurt is situated between the Verbindingskanaal, the Paterswoldseweg and the Hereweg, in the southern part of Groningen. It is a compact, lively neighbourhood with a distinctly urban character. The streets are named after naval heroes such as De Ruyter, Tromp and Piet Hein, and the buildings largely consist of pre-war and early post-war apartments and upstairs flats. Many properties have been divided into smaller units, making the neighbourhood popular among students and young professionals. With 1,710 residents in the 15-25 age group out of a total of 3,755, this is immediately visible in the figures: this is one of the youngest neighbourhoods in Groningen.

The atmosphere is informal and a bit messy, as you might expect in a neighbourhood where many students live. On the Paterswoldseweg and the Hereweg you will find a mix of small shops, eateries, a bicycle repair shop and a dry cleaner. The nearest supermarkets are the Albert Heijn on the Hereweg and the Jumbo near the Zuiderdiep, both within walking or cycling distance. For larger grocery shopping or a visit to a chemist or GP, you hardly need to leave the neighbourhood.

Facilities in and around Zeeheldenbuurt

In terms of education, there are primary schools in the immediate vicinity, including De Swoaistee on the edge of the Grunobuurt. Noorderpoort College and Hanze University of Applied Sciences are within cycling distance, and the University of Groningen can be reached within ten minutes. Sports facilities are available via Sportcentrum Kardinge (a bit further away) and the Helperzwembad in the adjacent district. The Sterrebos and Stadspark are a short fifteen-minute bike ride away, but there is limited green space in the neighbourhood itself. Residents therefore give green spaces a score of 6.0.

Accessibility from Zeeheldenbuurt

Groningen Central Station can be reached in about ten minutes by bike. Bus routes along the Paterswoldseweg and Hereweg take you towards the city centre and the suburbs. By car, via the southern ring road, you can quickly reach the A28 towards Assen or the A7 towards Heerenveen. Cycling is the main mode of transport here, as everywhere in Groningen. The city centre can be reached in five minutes. Parking can be difficult: the neighbourhood partly falls under a permit system and free spaces are scarce in the evenings. More information about parking permits can be found on the website of the municipality of Groningen.

Residents give Zeeheldenbuurt an overall score of 6.8 out of 10. Notable is the high score for community (8.0), which indicates that despite the high turnover of students, there is still a sense of togetherness. Accessibility (6.0) and facilities (6.0) score somewhat lower, possibly because larger shops and public transport hubs are just outside the neighbourhood. Compared to adjacent neighbourhoods such as Herewegbuurt and Oosterpoort, Zeeheldenbuurt is slightly cheaper in terms of rent, but also somewhat less spacious. Those looking for more space and greenery might also consider Rivierenbuurt, although rental prices there are sometimes higher. Student-like and cosy neighbourhood where everyone gets along well.

I moved to the Zeeheldenbuurt in mid-2021. My first impression was immediately positive, a nice neighbourhood where students, starters and families live together. However, more communal facilities and amenities (think meeting places) would be a good addition to the neighbourhood.
