House prices and market figures Zeeheldenbuurt, Groningen

Zeeheldenbuurt is predominantly a rental neighbourhood: only 27% of the housing stock consists of owner-occupied homes, compared to 73% rental. This makes the supply limited, but the market active. Over the past twelve months, 38 homes changed ownership, at an average purchase price of €276,105. The range runs from €175,000 to €375,000, with an average living area of 77 m². That works out to a price of approximately €3,585 per square metre. The WOZ value is €249,000, which is noticeably lower than the district average of Oud-Zuid (€275,000) and the Groningen municipal average of €295,000. This price difference makes the neighbourhood relatively accessible within the city, although the average transaction price is higher than the WOZ value, indicating some pressure on the market. The supply consists largely of smaller apartments and ground-floor homes, fitting the compact urban environment. Check the current supply and average asking price at the top of this page for the most recent status.

Living in Zeeheldenbuurt, Groningen

Zeeheldenbuurt is located in the southern part of Groningen, as part of the Oud-Zuid district. It is a dense, urban neighbourhood with a pronounced student character. More than 45% of residents are between 15 and 25 years old, and the share of single-person households is over 58%. You notice this in the streets: bicycles at the door, small supermarkets open late, and a lively but sometimes noisy street scene. The neighbourhood is not a quiet family area, but offers urban convenience within walking distance of the city centre.

The buildings largely date from the late nineteenth and early twentieth centuries, with typical Groningen terraced houses and smaller apartment complexes. Many properties have been split into multiple units, which explains why the share of private landlords is so high (57%). Owner-occupied homes are often ground-floor flats, upper-floor flats or small ground-level houses converted into owner-occupied homes.

In terms of amenities, the neighbourhood does reasonably well. Within walking distance are several supermarkets, including a Lidl and an Albert Heijn on Oosterstraat. Herewegstraat, near the neighbourhood boundary, offers a mix of cafés, specialist shops and daily groceries. For larger purchases or a wider range of shops, the city centre is a ten-minute bike ride away. For sports, there are fitness centres in the area and Stadspark is accessible for those wanting more greenery. That greenery is limited within the neighbourhood itself, which is also reflected in resident scores.

Accessibility by bicycle is excellent, a true Groningen asset. Central Station is about a fifteen-minute bike ride away. Several bus routes run through or past the neighbourhood towards the city centre and other districts. By car, the connection to the Groningen Ring (A7/A28) can be reached within a quarter of an hour, although parking in the neighbourhood is a point of attention: parking pressure is high and paid parking applies in large parts of the streets.

Residents give Zeeheldenbuurt an overall score of 6.8 out of 10. Community spirit scores notably high at 8.0, which is surprising for a neighbourhood with so much turnover. Accessibility (6.0) and greenery (6.0) are the weakest points. One resident writes: "The atmosphere on the street is actually quite cosy, neighbours know each other. But it is busy and sometimes noisy in the evenings due to students." That sums up the character well. Read all reviews and neighbourhood data on the Zeeheldenbuurt overview page.

Compared to neighbouring neighbourhoods, Zeeheldenbuurt has a similar urban profile to Oosterpoort and Grunobuurt, but the price level is slightly lower. Herewegbuurt is slightly quieter and more family-oriented. Those looking for more space and greenery should look in Rivierenbuurt.

Who is a home in Zeeheldenbuurt interesting for?

The neighbourhood mainly appeals to starters who want to live urban without paying the highest prices of the city centre. With an entry price from €175,000 and an average of €276,105, buying a home in Zeeheldenbuurt is achievable for starters, although supply is limited and popular homes sell quickly. Families moving up the housing ladder will likely find the neighbourhood too compact and busy. Seniors are hardly represented, which explains the neighbourhood dynamics. As a buyer, pay attention to the condition of older properties: foundations and installations sometimes require extra attention in early twentieth-century homes. Also consider whether buying is really the right step: the ample supply of rental homes in Zeeheldenbuurt offers a flexible alternative.

Student-like and cosy neighbourhood where everyone gets along well.

I moved to the Zeeheldenbuurt in mid-2021. My first impression was immediately positive, a nice neighbourhood where students, starters and families live together. However, more communal facilities and amenities (think meeting places) would be a good addition to the neighbourhood.
