Rental prices and market figures for Zwanenburg Zuidwest, Haarlemmermeer

Zwanenburg Zuidwest is a predominantly social rental neighbourhood. Of the 487 homes, 62% are in the rental sector, the majority of which (55% of the total housing stock) is owned by housing corporations. Only 7% falls under other landlords. This makes the share of free-sector rental homes relatively small, which is also reflected in the transaction figures: in the past twelve months, 6 free-sector rental homes were rented out in this neighbourhood. The average rent in the free sector (excluding social housing and rooms) was €2,750 per month, with a range of €2,000 to €5,000 per month. Since the average surface area of the rented homes is not available, no reliable price per m² can be calculated.

The average WOZ value in Zwanenburg Zuidwest is €349,000. This is significantly lower than the average for the district Zwanenburg as a whole (€425,000) and also clearly below the municipal average of Haarlemmermeer (€472,000). This reflects the character of the neighbourhood: a large share of corporation homes, relatively modest housing types and an average income of €28,600, which is also considerably lower than the district (€36,600) and municipal average (€41,800). For the current supply and the most recent average monthly rent, see the overview at the top of this page.

Child-friendly

It's a cosy village but the small playgrounds are in need of replacement. Since the playground has a winter break and children occasionally want to play outside in all weathers, that's a shame! And regarding the 'old' park, it's not pleasant for children because you first have to check every patch of grass for dog poo. It has become more of a dog walking spot than a 'clean play park'. I would recommend placing a dog waste bin with a fence around it.
