House prices in Het Zand: well above the Ridderkerk average

Het Zand is one of the more expensive neighbourhoods in Ridderkerk. The average WOZ value is €422,000, while the municipal average is €331,000. That difference of nearly a hundred thousand euros says something about the character of the neighbourhood: spacious single-family homes dominate the streetscape, the share of owner-occupied homes is 90%, and rental properties are scarce. In the past twelve months, 30 homes changed hands, at an average sale price of €541,380. Prices ranged from €385,000 to €750,000, with an average living area of 118 m². These are not starter figures. For current asking prices and available properties, you can check the overview at the top of this page.

Anyone looking for a home to buy in Het Zand will mainly be looking at 1970s and 1980s terraced houses and semi-detached houses. Detached homes exist but are rarer and push the upper limit higher. Apartments are virtually absent in this part of Ridderkerk, which clearly distinguishes the neighbourhood from, for example, Centrum.

Living in Het Zand: a quiet neighbourhood with high satisfaction and little greenery

On the neighbourhood page for Het Zand, one reviewer gives the neighbourhood a 7.4 out of 10. That is a limited sample, but the sub-scores are telling. Safety scores a perfect 10, accessibility a 9. Those are high marks. Greenery, on the other hand, scores only a 5, and housing (6) and community (7) are also lower. The resident implicitly describes it as a neighbourhood where you live safely and well-connected, but where greenery and social cohesion leave something to be desired. If you place a heavy emphasis on a green environment, it is wise to take that into account in your decision.

In terms of amenities, Het Zand is reasonably self-sufficient. In the immediate vicinity you will find primary schools, a GP practice and a neighbourhood shopping centre for daily groceries. For a full supermarket range and more shops, you can quickly drive to the centre of Ridderkerk. Sports clubs are present in the municipality, and via the municipal website of Ridderkerk you will find an up-to-date overview of sports facilities and social amenities in the area. Education scores an 8, which matches the image of a neighbourhood that serves families well.

Accessibility is one of its strongest assets. Het Zand is conveniently located relative to the A15 and A16, making Rotterdam and Dordrecht reachable by car in about ten to fifteen minutes. Ridderkerk does not have its own train station, but bus connections take you to Barendrecht, from where you can catch a train to Rotterdam Centraal or Dordrecht. For those who need to hit the motorway daily, the location is pleasant. Want to compare with neighbouring neighbourhoods? For whom is buying in Het Zand a good choice?

Het Zand mainly attracts movers and families with a solid income. The largest age group is 45 to 65 years old, more than half of the residents are married, and households with children are the most represented. First-time buyers will find little that is affordable here: with an entry price around €385,000 and average transaction prices above half a million euros, buying a home in Het Zand without equity or a high mortgage capacity is difficult. In addition to the purchase price, also take into account transfer tax and notary costs. Nice neighbourhood, but many houses and high-rise added

It used to be much greener, but unfortunately everything is being built up and recently construction has started on the football field and grass field (apartment-like houses), which makes the neighbourhood less pleasant and it's getting busier. Otherwise, nice houses and a fine district! Good public transport connections, but unfortunately the 143 no longer runs. Good education in the area for secondary and primary schools, plenty of choice. Not a lot of contact with others, but nice neighbours and people always say hello. It's clean, but there should be specific dog waste bins with bags provided. It's a safe neighbourhood (social housing will be available soon, so I don't know how that will be in the future). And the Vlietplein, as well as Ridderkerk centre, is very close. So plenty of shopping options. Also a supermarket within walking distance. There's also a gym very close by, which is really great!
