House prices and market figures for Huygenspark, The Hague

Owner-occupied homes in Huygenspark are scarce. Only 8% of the more than 4,600 homes are owner-occupied; the rest are rental properties, mostly from housing associations. This makes supply limited, but it also means that anyone who manages to secure a home for sale has something special in an otherwise predominantly social housing neighbourhood. Over the past twelve months, 21 homes were sold, with an average purchase price of €386,095 and a range from €160,000 to €625,000. With an average living area of 81 m², this works out to approximately €4,767 per square metre. The WOZ value is €223,000, well below the district average of Stationsbuurt (€253,000) and significantly below The Hague's average of €354,000. This gap between the WOZ value and the actual sale price shows that buyers are willing to pay a hefty premium for the central location. The supply mainly consists of apartments, often in porch flats or post-war buildings. Check the current overview at the top of this page for the most recent asking prices and availability.

Living in Huygenspark, The Hague

Huygenspark is a compact, urban neighbourhood right next to Den Haag Centraal. If you live here, you live right in the city centre, and you notice it. The streets are busy, the mix of residents is diverse, and the atmosphere is anything but quiet and suburban. The neighbourhood takes its name from Huygenspark itself, a green park that offers some counterbalance to the stony streetscape. The buildings mostly date from the 1950s and 1960s: porch flats, some larger apartment complexes, and here and there a converted building from an earlier period. You won't find large gardens or detached houses here.

In terms of amenities, the neighbourhood scores highly. The centre of The Hague, with the Grote Marktstraat and the Passage, is within walking distance. For daily groceries, there are several supermarkets in the immediate vicinity, including options in the neighbouring areas around the station. Den Haag Centraal itself is the biggest asset: intercity trains, trams, buses, and the RandstadRail all depart from here. Travel time to Amsterdam Centraal is about 50 minutes, to Rotterdam Centraal about 25 minutes. By bike, you can reach Scheveningen or the Haagse Markt in fifteen minutes. The car is less obvious in Huygenspark: parking is paid and not always easy to find.

Schools are available in and around the neighbourhood, although the supply of primary education is more limited than in more family-oriented districts. For secondary education, several schools are accessible within the municipality. The resident score for Huygenspark stands at a solid 8.1 out of 10. Residents are most satisfied with safety (10.0) and amenities (10.0). One resident describes the neighbourhood as: "Everything is close by, you have the station around the corner and the city is at your doorstep. I feel safe here and have everything I need." Accessibility (7.0) and the beauty of the neighbourhood (7.0) score somewhat lower, which fits the picture of a functional, busy urban neighbourhood that does not necessarily excel in architectural charm but performs excellently in practical terms.

Compared to neighbouring areas Rivierenbuurt-Noord and Rivierenbuurt-Zuid, Huygenspark is more compact and closer to the station. The Rivierenbuurten offer a bit more space and a greener appearance, but lack the direct station location that makes Huygenspark so attractive for commuters. More information about the wider area can be found on the page about homes for sale in Stationsbuurt. The municipality of The Hague also has an overview of amenities and policy for this neighbourhood at denhaag.nl.

Who is a home for sale in Huygenspark interesting for?

Huygenspark mainly attracts young urbanites and commuters who want to live centrally without being stuck in traffic every day. The largest age group is 25 to 45 years old, and 85% of households are unmarried, characterising the neighbourhood as a place for singles and couples without children. Families looking for space are less at home here. The limited supply of owner-occupied homes makes buying a house in Huygenspark competitive: expect to overbid on popular properties. If you want to be more flexible, you can also look at rental homes in Huygenspark, although the supply in the free sector is also tight. Buying an apartment in Huygenspark requires speed and a sharp bid.

What residents say about Huygenspark

Based on resident reviews, the neighbourhood scores an 8.1 out of 10. The outliers are clear: safety and amenities both get a perfect 10, while accessibility and beauty stand at 7. One resident writes: "Everything is close by, you have the station around the corner and the city is at your doorstep. I feel safe here and have everything I need." Green spaces and education score an 8 respectively, indicating that Huygenspark itself and the proximity of schools are perceived positively. The average living area was 81 m², which works out to approximately €4,767 per square metre. Supply is limited: only 21 homes were sold in that period, making the market competitive.

What is the WOZ value in Huygenspark?

The average WOZ value in Huygenspark is €223,000. That is below the district average of Stationsbuurt (€253,000) and well below The Hague average of €354,000. However, actual selling prices are much higher, indicating that the market value of owner-occupied homes far exceeds the WOZ value.

What is it like living in Huygenspark?

Living in Huygenspark is urban, central and practical. The neighbourhood is right next to Den Haag Centraal and has excellent amenities within walking distance. Residents rate safety and the level of facilities highly, giving the neighbourhood an average of 8.1 out of 10. The area is busy and not particularly green or architecturally striking, but for those who want to live centrally, it works very well.

Is Huygenspark suitable for first-time buyers and young buyers?

Huygenspark is popular among young urbanites aged 25 to 45, who together form the largest age group. The neighbourhood attracts many singles and couples: 85% of households are unmarried. For first-time buyers looking to buy an apartment in Huygenspark, the central location is attractive, but the limited supply and average purchase price of over €386,000 make it a challenging market.

How accessible is Huygenspark?

Accessibility is one of Huygenspark's strongest points. Den Haag Centraal is within walking distance, with intercity trains to Amsterdam (about 50 minutes) and Rotterdam (about 25 minutes), plus tram and bus connections throughout the city. By bike, you can quickly reach the centre or Scheveningen. The car is less practical due to paid parking and limited parking capacity.

What type of homes are for sale in Huygenspark?

The owner-occupied housing supply in Huygenspark mainly consists of apartments in post-war porch flats and larger apartment complexes from the 1950s and 1960s. Single-family homes or detached houses are hardly found here. With only 8% owner-occupied homes in the total stock, supply is structurally tight, meaning there is little choice but that something regularly comes onto the market.

How does Huygenspark score on safety and green space?

Residents give Huygenspark a remarkably high score for safety: a 10 out of 10. Green space also scores well with an 8, partly thanks to Huygenspark itself, the green park in the neighbourhood. The beauty of the neighbourhood scores lower (7), which fits the image of a functional urban area with predominantly post-war buildings. All in all, a neighbourhood that performs well in terms of liveability.

Green, quiet and accessible neighbourhood

Over the years, this neighbourhood has improved in my opinion. Huygenspark was renovated not long ago and is a vibrant park for all ages. The Huygenspark neighbourhood is an extension of the notorious Schilderswijk district. But you don't notice any of that here; up to the level of Holland Spoor station, everything is perfectly fine. Accessibility is top-notch; you're quickly in the city centre, quickly at the train station, and quickly on the tram towards Scheveningen or other places in The Hague. Plenty of amenities; everything you need can be found in the neighbourhood.
