Rental prices and market figures for Huygenspark, The Hague

Huygenspark is one of the most pronounced rental neighbourhoods in The Hague: no less than 92% of the housing stock consists of rental properties, compared to just 8% owner-occupied homes. Anyone looking for a rental home in this part of Stationsbuurt will quickly come across a housing association property: 67% of all homes are owned by a housing corporation. The remaining 25% falls under other landlords, meaning the private sector is relatively limited here.

In the private sector (excluding social housing), an average rent of €1,483 per month was recorded over the past twelve months for an average area of 82 m², which works out to about €18 per m². The range runs from €644 to €2,495 per month, indicating that both compact and more spacious private sector homes are available. In total, 34 private sector homes were rented out in the past twelve months, showing a modest but active market.

The WOZ value in Huygenspark averages €223,000. That is lower than the neighbourhood average of Stationsbuurt (€253,000) and significantly lower than the municipal average of The Hague (€354,000). This makes Huygenspark relatively affordable within the city, although private sector rents are not far below the Hague average. Living in Huygenspark, The Hague

Huygenspark is a densely built, urban neighbourhood directly southwest of The Hague Central Station. The neighbourhood takes its name from Huygenspark, a compact but green park that acts as a green lung in the middle of the area. The buildings largely consist of multi-family homes from the early twentieth century and the post-war period: porch flats, upper-floor homes and smaller apartment buildings define the streetscape. New construction is scarce; anyone renting an apartment here will almost certainly live in a building with character but also with the associated features of older construction, such as smaller bathrooms and limited insulation.

The population is young and diverse. With 2,820 residents in the 25 to 45 age group and 2,380 residents between 15 and 25, this is a neighbourhood that relies heavily on students, young professionals and people in the early stages of their housing career. Single-person households are by far the majority (4,085 out of approximately 4,644 homes), and only 15% of residents are married. That says something about the character of the neighbourhood: this is not a family neighbourhood, but a place where people live individually and use the city as their backyard.

Facilities in Huygenspark

The neighbourhood scores a perfect 10 on facilities in resident reviews, and for good reason. Supermarkets such as Albert Heijn and Jumbo are within walking distance along Prins Hendrikstraat and the surrounding shopping streets. You hardly need to leave the neighbourhood for daily groceries. There are several primary schools accessible in and directly around the neighbourhood, and the proximity of The Hague city centre means that secondary schools, colleges and Leiden University (The Hague campus) are easily reachable. For sports, Zuiderpark is a bike ride away, and in Huygenspark itself you can take a walk or relax. Hospitality venues and small shops are plentiful along Prins Hendrikstraat and Valkenboskade.

Accessibility from Huygenspark

The location relative to The Hague Central Station is Huygenspark's biggest asset. The station is within walking distance (approximately 10 to 15 minutes on foot), offering direct train connections to Amsterdam, Rotterdam, Utrecht and Leiden. Several tram and bus lines cross the neighbourhood via Prins Hendrikstraat and Valkenboskade, making other parts of The Hague quickly accessible. By car, the A12 and A4 are easily reachable via the city ring road, although driving in this part of the city is not always the fastest option. Parking is a point of attention: the neighbourhood falls under a paid parking regime and a resident's permit is necessary. By bike, the city centre and the Hofvijver area can be reached in less than ten minutes.

Does renting in Huygenspark suit you as a tenant?

Huygenspark mainly attracts singles, students and young professionals who want to live centrally without paying the highest rents in the centre. It is not a quiet, green suburb: it is a lively, dense urban neighbourhood with all the associated sounds and dynamics. Green, quiet and accessible neighbourhood

Over the years, this neighbourhood has improved in my opinion. Huygenspark was renovated not long ago and is a vibrant park for all ages. The Huygenspark neighbourhood is an extension of the notorious Schilderswijk district. But you don't notice any of that here; up to the level of Holland Spoor station, everything is perfectly fine. Accessibility is top-notch; you're quickly in the city centre, quickly at the train station, and quickly on the tram towards Scheveningen or other places in The Hague. Plenty of amenities; everything you need can be found in the neighbourhood.
