Living in Maaswijk-Zuidwest, Nissewaard

Maaswijk-Zuidwest has the character of a quiet, mature residential neighbourhood on the south side of Spijkenisse. The streets were mainly laid out in the 1970s and 1980s, with terraced houses and semi-detached homes that have since been extensively renovated or extended by many owners. You notice that the neighbourhood has a stable resident base: the largest age group is 45 to 65 years, and more than half of households are married. Families with children are the most common household type, with 455 of the more than 1,000 homes occupied by families.

The location on the southwest side of Spijkenisse means you are quickly at the edge of the built-up area. The Groene Kruisweg and the surrounding polder areas are accessible by bike, although green space within the neighbourhood itself scores only a 5 out of 10 in resident ratings. That is a fair point: the greenery is mainly outside the neighbourhood, not inside it. Within Maaswijk-Zuidwest, the streets are tidy but not particularly green in layout.

Accessibility, on the other hand, is a strong point. Residents give it a striking 10 out of 10, and that is not an exaggeration. The RandstadRail metro line connects Spijkenisse directly to Rotterdam Central in about twenty minutes. Metro station Spijkenisse-Noord and the terminus at the Hoekse Lijn are within cycling distance. In addition, the A15 and A29 are easily accessible for motorists heading to Rotterdam, Breda or Dordrecht. Daily shopping can be done at the Zuidwest shopping centre or at supermarkets along the Groene Kruisweg. For a wider range of shops and dining, the city centre of Spijkenisse is within cycling distance.

Schools in the area receive a high score of 9 out of 10, which aligns with the presence of primary schools in and directly around the neighbourhood. For secondary education, several schools are accessible in Spijkenisse itself. Amenities also score a 9, indicating a good level of facilities for daily use. Safety scores a 7, which for a quiet residential neighbourhood can be described as reasonable, but not outstanding. The community score of 4 out of 10 is notably low: residents seem to experience the neighbourhood as pleasant but anonymous, without a strong sense of community.

Compared to neighbouring areas such as Maaswijk-Noordoost or Maaswijk-Zuidoost, Zuidwest has a slightly higher WOZ value and a similar quiet residential character. Maaswijktuinen is a newer sub-neighbourhood with a different housing type and target group. Who is a home for sale in Maaswijk-Zuidwest interesting for?

Maaswijk-Zuidwest mainly appeals to movers and families looking for space, wanting their own garden and preferring to avoid the hustle and bustle of the city. With an average sale price of over €485,000, the neighbourhood is not the cheapest option in Nissewaard, but you do get a mature, stable living environment in return. First-time buyers with a limited budget will find it harder to buy their first home here, especially because the supply of entry-level homes is limited and prices are high. Seniors looking to downsize may end up here if a suitable apartment becomes available, but supply is scarce. Those considering renting can also look at rental properties in Maaswijk-Zuidwest, although supply here is minimal. When buying in Maaswijk-Zuidwest, expect a market where homes do not stay on the market for long.

The outliers are clear: accessibility scores a perfect 10, beauty and education both score a 9, and amenities also come in at 9. Less strong are community (4) and green space (5). Pleasant family-friendly neighbourhood

Everything you need is within reach: GP, dentist, physio, butcher, baker, supermarkets, chemist, pharmacy. A few downsides I experience are that there is no metro in the area, but the well-functioning bus system makes up for that. There are also plenty of primary schools nearby, unfortunately no secondary school, but plenty within cycling distance. You also see a lot of loitering youths and sometimes they cause a bit of nuisance, but luckily nothing too crazy or anything. You see loitering youths everywhere and here they are still manageable. I don't think the neighbourhood is very well integrated in terms of mutual contact. I don't necessarily see this as a disadvantage; maybe it's nice to be a bit more to yourself.
