House prices and market figures Medemblik Randwijk en Gildenwijk, Medemblik

House prices in Medemblik Randwijk en Gildenwijk are at a notable level compared to the rest of the municipality. The average WOZ value in this neighbourhood is €297,000, which is lower than the district average of €327,000 and significantly below the municipal average of €376,000. However, actual sale prices tell a different story: in the past twelve months, 24 homes changed hands at an average purchase price of €441,750. The range ran from €250,000 to €750,000, indicating that the supply is quite diverse. With an average living area of 135 m², the price per square metre comes to approximately €3,272. This difference between WOZ and sale price can partly be explained by the fact that owner-occupied homes in this neighbourhood are generally larger and more freely situated than the social housing that is also common here. Of the 815 homes in the neighbourhood, 58% are rental properties, the majority of which are owned by a housing association. Only 42% are owner-occupied. This makes supply limited. Living in Medemblik Randwijk en Gildenwijk, Medemblik

Randwijk en Gildenwijk is a neighbourhood that cannot immediately be placed in one category. On the one hand, you will find spacious owner-occupied homes from the 1980s and 1990s, often detached or semi-detached, with large gardens and quiet streets. On the other hand, the neighbourhood directly borders social housing, and this contrast is noticeable. Resident Leentje describes it aptly: "We live right in between here. The contrast between these two neighbourhoods and the people who live here is very large." This makes the neighbourhood somewhat ambivalent in character, but certainly not unattractive for buyers seeking space and tranquillity.

In terms of green space, the neighbourhood scores a perfect 10 from residents, and you can tell. The area has plenty of public greenery, wide pavements and a village-like streetscape that matches the character of Medemblik as a whole. Accessibility also scores a 10, which is remarkably high for a smaller North Holland municipality. Medemblik has its own bus connection to Hoorn, and via the N239 and N240 you are quickly on regional roads. For travellers dependent on the train, Hoorn station is the nearest hub, about twenty minutes away by car. The municipality is actively working on liveability and accessibility; more information can be found on the website of the municipality of Medemblik.

Facilities score a 9 according to residents. Medemblik has a compact but functional centre with supermarkets, primary schools and sports facilities within short cycling distance. The neighbourhood itself is a residential area, but the centre of Medemblik can be reached within minutes. Education scores an 8, indicating that primary schools in the vicinity are perceived as good, fitting the family composition of the neighbourhood: households with children are the largest group here.

The community score, at 5, is the lowest sub-score, and this aligns with what residents describe: people here live fairly independently. This can actually be attractive for buyers who have no need for a close-knit neighbourhood community. Safety scores a 7, which is an acceptable rating for a quiet residential area. Would you like to compare the neighbourhood with adjacent areas? Then also check the supply in Medemblik Parkwijk or Medemblik Koggenwijk, two neighbourhoods with a slightly different character but a similar location. Medemblik Oude Stad offers a more historic living environment for those seeking that. A broader picture of the district is provided by the page on owner-occupied homes in Medemblik.

Does an owner-occupied home in Medemblik Randwijk en Gildenwijk suit you as a buyer?

Based on demographic data, this neighbourhood is most popular with families and people between 45 and 65 years old. The average income in the neighbourhood is €28,000, lower than the municipal average of €35,300, but purchase prices are nevertheless relatively high due to the limited supply of owner-occupied homes. First-time buyers will struggle with an average sale price of nearly €442,000 without equity or help. Movers and people seeking space and tranquillity from the Randstad are better suited here. Be aware that the supply of owner-occupied homes is scarce: 24 sales in a year says enough. Nice and beautiful place to live

We are very much to ourselves and have little contact with neighbours, mainly because we live between two neighbourhoods. The contrast between these two neighbourhoods and the people who live here is very large. On one side there are social housing units and on the other side owner-occupied homes. We live right in between. I gave a low rating for community because the people here interact very much in cliques, making it difficult to make contact with other neighbours. Because we are very much to ourselves, we don't experience any trouble or problems with this, but I can imagine that for some people this might sometimes be a bit lonely.
