House prices and market figures for Noordereiland, Rotterdam

Noordereiland is a compact neighbourhood where only 32% of homes are owner-occupied. The majority (68%) are rental properties, a large portion of which are owned by housing associations. This limited supply of homes for sale drives up prices: the average sale price over the past year was €451,483, with a range from €295,000 to €1,175,000. With an average living area of 92 m², this works out to around €4,907 per square metre. The WOZ value of €386,000 is significantly above the average for the Feijenoord district (€289,000) and also well above the Rotterdam average of €320,000. The supply mainly consists of apartments in characteristic pre-war buildings, supplemented by a limited number of single-family homes. Because the supply changes quickly, you can always check the current availability of homes for sale in Noordereiland at the top of this page, including asking prices and selling times.

Living in Noordereiland, Rotterdam

Noordereiland is a peninsula in the Maas, nestled between the Erasmus Bridge and the Willems Bridge. This location gives the neighbourhood a unique character: you live right in the city, but it feels like a village on the water. Most homes date from the late nineteenth and early twentieth centuries. Think ornate facades along the Maaskade, narrow streets with porch flats, and the occasional upper-floor home with views of the Kop van Zuid skyline or the city centre. The neighbourhood has around 3,545 residents, the largest group (1,380 people) being between 25 and 45 years old. You can feel it in the atmosphere: young, relatively highly educated (59% have a higher professional or university degree), and involved in the neighbourhood.

In terms of amenities, Noordereiland is compact but complete enough for daily use. There is a small supermarket, and along the Prins Hendrikkade you will find various eateries, a bakery, and a hairdresser. For larger grocery shopping or retail, you go to the centre of Rotterdam-Zuid or cross the Erasmus Bridge towards the Coolsingel. De Globetrotter primary school is on the island itself, and for secondary education there are schools in surrounding neighbourhoods. Burgemeester Meinesz Park is the only real green space on the island, but the quays along the Maas offer plenty of room for walking or jogging.

Accessibility scores highly among residents, and rightly so. Tram stop Willemskade is on the island and takes you to Rotterdam Central in a few minutes. By bike, you are in the city centre in five minutes. The A16 and the Maastunnel are nearby for motorists, although parking on the island itself is a known bottleneck. Resident Sonja gives the neighbourhood an 8.6 and writes: "I have lived here for years with great pleasure, occasionally chat with people I know, and never have any problems with the neighbours either. We always greet each other as neighbours." That village atmosphere a stone's throw from Rotterdam city centre is precisely what makes Noordereiland so sought after.

Compared to nearby neighbourhoods such as Katendrecht and Kop van Zuid, Noordereiland is smaller-scale and less new-build oriented. Where Kop van Zuid is known for modern high-rise, here you find historic buildings with character. Neighbourhoods like Vreewijk and Bloemhof are more affordable but lack the waterfront location and direct connection to the centre. On the Noordereiland neighbourhood page you will find all resident reviews and detailed neighbourhood data to compare for yourself.

Is a home for sale on Noordereiland right for you?

The neighbourhood mainly attracts young professionals and couples without children. This matches the figures: 1,150 of the households are single-person households and only 23% are married. As a first-time buyer with an above-average income, you can buy an apartment here, but expect stiff competition. With an average sale price above €450,000 and frequent overbidding, it is not an entry-level neighbourhood for everyone. For families, space is limited, both in terms of living area and outdoor space. Seniors who already live on the island like to stay. Looking for more space or a lower price? Then also check the supply of rental homes in Noordereiland or explore other neighbourhoods within the Feijenoord district.

What residents say about Noordereiland

Residents rate Noordereiland an 8.6 out of 10. The highest sub-scores go to safety, accessibility, sense of community, and amenities (each a 9.0). Green spaces and cleanliness score slightly lower at 8.0, which fits a densely built island. Sonja sums it up: "That is really nice living if you can get along with each other as neighbours." Residents rate Noordereiland an 8.6 out of 10. The neighbourhood feels like a village in the city: compact, social, and with a strong sense of community. Noordereiland attracts many young professionals. The largest age group is 25-45 years old and 59% are highly educated. As a first-time buyer with an above-average income, you can buy an apartment here, but the average purchase price of over €450,000 and competition make it not easy. Also consider the rental supply as an alternative.

Think of upstairs homes with views of the Maas or porch apartments in characteristic brick buildings. Single-family homes are scarce. Buying an apartment in Noordereiland often means choosing historical character over modern finishes.

Fantastic

My experience with my neighbourhood is very good. I've lived here for years with great pleasure, occasionally chat with people I know, and never have any problems with the neighbours either. We always greet each other as neighbours. It's so much nicer to live when you get along with each other as neighbours. I am very satisfied with the neighbourhood and the people who live here. And yes, everywhere there is sometimes something, you can't prevent that. But I wouldn't want to leave the Noordereiland anymore.
