What does a home in Roelofarendsveen cost?

That average is significantly inflated by a handful of more expensive detached homes on the water. Of the more than 5,940 homes, 63% are owner-occupied and 37% are rental, the majority of which are owned by housing corporations. Living in Roelofarendsveen: an honest picture of a village with growing pains

Roelofarendsveen is nestled between the Braassem and the Westeinderplassen, on paper an attractive location in the Groene Hart. But the reality is more nuanced than the location suggests. On the neighbourhood page of Roelofarendsveen, the resident rating is 2.8 out of 10, based on reviews from residents. Resident Sven describes the village as "terrible" and states that most people end up here because they cannot find housing in Leiden or Alphen aan den Rijn. He points to the lack of facilities: childcare is full, so children attend school in neighbouring municipalities because that is where care is available. Green spaces scored low, because according to Sven, you can "walk the dog in a strip of the verge" and there is little else.

For daily groceries, there is an Albert Heijn and a Dirk van den Broek on the Alkemadelaan. There are primary schools such as De Tweemaster and De Regenboog, but childcare capacity is a known bottleneck. For secondary education, children must go to Leiden or Alphen. Sports club ROAC (football) and tennis club De Braassem offer opportunities for sporty families, but the overall package of facilities is meagre for a village of over 14,000 residents. In the neighbourhood Burgemeesterswijk you will find relatively many family homes, while Roelofarendsveen-Noord has some newer construction.

Accessibility scores only a 1 out of 10 in the reviews, and that is not entirely unjustified. There is no train station; the nearest are Leiden Centraal or Alphen aan den Rijn, both about 15 to 20 minutes away by car. Bus line 57 (Arriva) connects the village to Leiden, but the frequency is limited, especially in the evenings. By car, via the N207 and N445, you are reasonably quick on the A4 towards Amsterdam or The Hague, but during rush hour the N207 is notorious for traffic jams. Those looking in Oude Wetering are closer to Leiden Lammenschans station. Honestly, a car here is not a luxury but a necessity. The Tuinbouwgebied south of the village is even more rural and quieter, but also further from everything. More information about municipal plans for facilities and infrastructure can be found on the website of the municipality of Kaag en Braassem.

Is Roelofarendsveen right for you as a buyer?

Buying a home in Roelofarendsveen is mainly interesting if you are looking for space and a village environment at a lower price than in Leiden, and are willing to make concessions on facilities and accessibility. Movers with older children who travel independently fare better here than young families dependent on childcare. First-time buyers with a budget around €285,000 to €350,000 can still find something here, but keep in mind additional costs: approximately 2% transfer tax, notary and valuation costs. Overbidding is less extreme than in Leiden, but it does happen. Seniors will find peace here, but may miss care facilities. Those who prefer to rent can look at rental homes in Roelofarendsveen as an alternative. Be honest with yourself about your car dependency before considering buying a home here.

Terrible

Most people end up here because they can't find housing in Leiden, Alphen and surrounding areas. But you wouldn't wish this on anyone, no facilities, childcare is full so children go to school in neighbouring municipalities because there is childcare there. You can walk the dog on a strip of verge, nowhere a nice field to be seen let alone a place where they can burn off their energy. Young people have nothing so they regularly vandalise things, every weekend there are fireworks or other nuisance. People are mainly 'bothered' by each other but that's because they are deeply unhappy. The national parking standard is applied in the new housing estates so tough luck if you don't have a space and you'll quickly get a parking ticket. Tyres are slashed, cars scratched and a lot of nuisance from children/young people. Stay away if you can!
