What does a home cost in Wijk 01, Doesburg?

Wijk 01 essentially covers all of Doesburg, from the historic city centre to the newer neighbourhoods in Beinum. Of the more than 5,380 homes, 53% are owner-occupied and 46% are rented, a large proportion of which (39%) are owned by housing associations. The average WOZ value is €287,000, exactly equal to the municipal average. That sounds straightforward, but actual sale prices are much higher. In the past twelve months, 60 homes changed hands for an average of €510,042, with a range from €285,000 to €1,350,000. That spread says a lot: an upstairs apartment in the old city centre is a different story from a detached house on the edge of Beinum II. The average floor area of sold homes was 205 m², indicating that larger family homes and detached houses dominate the market. See the current listings and asking prices at the top of this page.

Living in Wijk 01: an honest picture of Doesburg's only district

Wijk 01 is Doesburg. That makes it difficult to capture the district in one sentence, because the atmosphere varies enormously per neighbourhood. The historic city centre within the moat has narrow streets, monumental facades and a compact shopping area around Meipoortstraat and Koepoortstraat with specialist shops, eateries and an Albert Heijn. In Noordelijk Molenveld and Zuidelijk Molenveld you will find typical post-war terraced houses, while Beinum is the newer part with more family homes from the 1980s and 1990s.

On Buurtje.nl, the district scores a 6.2 out of 10 based on resident reviews. Amenities receive the highest sub-score at 8.0, and that is correct: Doesburg, for a town of 11,080 inhabitants, has a good level of amenities with primary schools (including De Horizon and Het Kompas), a secondary school (Het Rhedens), GPs, a library and sports clubs such as football club DSC and tennis club DLTC. Accessibility scores a 7.5. There is no train station in Doesburg itself, but Dieren station is about a ten-minute drive away and offers a direct connection to Arnhem (25 minutes). By car, you can quickly reach the A348 towards Arnhem or Zutphen via the N317 and N338. Bus line 28 (Arriva) connects Doesburg with Doetinchem and Dieren.

But residents are critical of the maintenance. Soraya, who has lived in Beinum for ten years, writes: "When we moved in, Beinum was a tidy neighbourhood. Everything looked well cared for. But in recent years it has become increasingly neglected. Rubbish is lying around everywhere." She also mentions the wadis that are not maintained. Harrie calls it a "poorly prosperous neighbourhood" and notes that some parts are neat, but that rental homes are ready for demolition: "A few fresh new homes would make this neighbourhood much nicer." The sub-scores for beauty (4.5) and housing (4.5) confirm this picture. Safety scores a 5.5, which is not alarming but also not reassuring. Greenery scores a 7.0, logical given the location on the IJssel and the Oude IJssel with floodplains near De Ooi. Would you like to see all reviews and district data at a glance? Which buyers is Wijk 01 interesting for?

With an average purchase price of over €510,000 and an average disposable income of €33,200 in the district, buying a home in Wijk 01 is not for everyone. First-time buyers with a smaller budget would be better off looking at buying an apartment in the neighbourhoods around Molenveld, where more compact homes become available. Movers and families will find larger family homes in Beinum I, although you must take into account the aforementioned maintenance issues. Seniors form a large group (3,200 residents are 65+), and for them the proximity of amenities in the centre is a plus. When buying, allow for 2% transfer tax, notary costs and possibly a structural survey, especially for older properties. If you prefer flexibility, also check out the rental homes in Wijk 01.

The neighbourhood was so beautiful.....

When we moved here 10 years ago, Beinum was a tidy neighbourhood. Everything looked well-maintained. But in recent years it has become increasingly neglected. Rubbish everywhere!!! Wadi's have been created where a huge amount of weeds grow that are not maintained, and there is a lot of nuisance from loitering youths on fatbikes, so I don't dare let my child walk alone on the street. Complaining to the municipality is useless because they do little about it. Unfortunately, the neighbourhood was so beautiful....

Poorly prosperous neighbourhood

The neighbourhood is very neat and well-maintained in some parts, in other places in this neighbourhood it is ugly and old-fashioned. The rental homes are ready for demolition. A few fresh new homes would make this neighbourhood much nicer. Greetings Harrie
