Nice but often busy village

Very nice village! Small and green. Sufficient amenities (Spar, hairdresser/beauty salon, café, chip shop once a week). A bit of forest, football and tennis courts. School and childcare. Often activities to do (Halloween, Sinterklaas, Vogelrock, Carnival, beach footvolley) which are often very nice but unfortunately almost always end in vandalism. That is a shame though!

About Rapenburg 106A, Vogelwaarde

Is €395,000 a fair price for this house?

The asking price is 24% above the average asking price in Stoppeldijk (€318,429), but the house is also 40% larger than the average (159 m²). What is the energy label and what does it mean?

The energy label is E, which is not very efficient. You can expect higher heating costs compared to a well-insulated home. In the neighbourhood, 66.7% of homes have a label D or lower, so this is fairly typical for the area.

How is the neighbourhood for families?

Stoppeldijk has a mix of households: about 85 with children and 100 without. There's a primary school within walking distance and a Spar for groceries. Residents mention a football pitch, tennis courts, and a bit of forest. The village is small and green, with regular community events.

What public transport is available?

The nearest train station is 40.1 km away, so this is not a location for daily commuting by rail. You would rely on a car or bus for longer journeys. The neighbourhood has a very low address density (193 per km²), reflecting its rural character.

How long do homes typically stay on the market here?

In the past year, sold homes in Stoppeldijk took an average of 107 days to sell. That's a fairly long period, suggesting the market is not particularly fast-paced. The average sold price was €327,048.

What is the garden like?

The plot is 433 m², but the listing does not specify whether there is a garden.
