Nice neighbourhood

I think Zandevelt is a nice neighbourhood to live in. It's reasonably quiet here and we still enjoy it. Downside is that more and more people are walking around who don't think it's necessary to clean up dog poop. There's also someone walking around who feels the need to throw half-eaten mandarins everywhere, preferably in other people's gardens and verges. In our street (Flothuisstraat) everyone tries to keep it tidy, but because of people like this it's becoming a dump. Cans and paper are also being thrown on the street. There are enough bins, so people, clean up your own mess.

Is €500,000 a fair price for this house?

The asking price of €500,000 is significantly lower than the neighbourhood average of €950,000, but that average is based on just one other listing. The price per square metre works out at €5,000, compared to the neighbourhood average of €5,901. Given the smaller floor area (100 m² vs 161 m² average), the price seems in line with the market.

What is the energy label and what does it mean?

The home has energy label B, which is efficient. You can expect relatively low heating costs compared to older homes with labels D or lower. All homes in this neighbourhood have label C, so this one performs better than the local average.

How far is the nearest train station?

The nearest train station is 14.6 km away, so this is not a location for daily commuting by rail. You would rely on a car or bus for longer journeys.

What is the neighbourhood like for families?

Zandevelt has a family-friendly feel: 40% of households have children, and there are several primary schools within a five-minute walk. The area is quiet, though one resident mentions issues with dog waste and litter. Overall, it scores 6.88 out of 10 from one review.

How many homes like this are for sale in the neighbourhood?

At the time of writing, only one other home is for sale in Zandevelt, which makes direct comparisons difficult. The limited supply suggests that similar properties don't come up often.

What is the garden like?

The listing does not mention a garden. The plot size of 130 m² suggests there is outdoor space, but whether it is a garden, patio or courtyard is not stated.
