Nice neighbourhood!

The neighbourhood is getting greener and more beautiful! But there is still room for improvement (and that will happen in 2025/2026). The municipality could pay a bit more attention to litter. Although it's also just busy because of the many tourists and students due to the location. In terms of layout, it's nice, good and friendly neighbours! Good social control. No matter when you go out on the street, it always feels safe. There are a few (primary) schools in the neighbourhood and many shops for your daily groceries. Vredenburg is a 10-minute walk, if you want something different. As for housing, I can't say much, houses sell quickly and there is always some rental supply, but just like in the rest of Utrecht, it's all quickly taken. It's an old neighbourhood, so not much can be built/created in terms of living space.

Safe but could be nicer

I always feel safe in this neighbourhood, perhaps because it's close to the police station. It's a 10-minute walk from the centre, which is great. No noise at night. I do really miss greenery in the area. I also notice that misplaced rubbish or litter is not cleaned up quickly; that could be improved.

Nice

I think it's a nice neighbourhood. Even though it's so close to the centre, I experience little nuisance. Supermarkets within walking distance, well accessible by public transport and quiet but not boring. Close to the police station so they often drive by but in principle nothing ever happens here. There is no greenery here, I miss that, a small park or something would be nice.

Frequently asked questions

About Weerdsingel W.Z. 56, Utrecht

Is €1,075,000 a fair price for this townhouse?

The asking price is 99% above the neighbourhood average of €541,310, but this home is also 46% larger than the typical home in Pijlsweerd-Zuid (120 m² vs 82 m²). Given its size, central location, and the fact that it's a townhouse in a market where 30% of homes are owner-occupied, the price is on the high side but reflects the premium for space and character.

What is the energy label and what does it mean?

The home has energy label E. In the neighbourhood, 60% of homes have label A and only 22.5% have label D or lower, so this home is less efficient than most. You can expect higher heating costs compared to a more modern home, but the exact amount depends on usage and future improvements.

How safe is Pijlsweerd-Zuid?

Residents consistently say the neighbourhood feels safe. One resident notes: "No matter when you go out on the street, it always feels safe." Another mentions the proximity to the police station. The total number of crimes recorded in the area is 283, but residents report good social control and little trouble at night.

What are the nearby shops and schools?

Albert Heijn is just 62 metres away for daily groceries. Other supermarkets like Aldi, Ekoplaza and Jumbo are within a five-minute walk. Primary schools within walking distance include Montessori Kind Centrum LEF (210 m), Openbare Basisschool De Koekoek (351 m) and KBS De Pijlstaart (356 m).

How far is the train station?

The nearest train station is 1.8 km away, which is about a 20-minute walk or a short cycle. The neighbourhood is well connected by public transport, with several bus options nearby.

Is there a garden?

The plot size is 66 m², but the listing does not specify a garden.
