Nice

Nice neighbourhood, many places quickly reachable, but Friday and Saturday evenings a bit scary. With all those drunk people shouting and trying to steal our bikes, letting air out of tyres, stealing lights or puncturing tyres, throwing bikes over and once someone's car window smashed. All that and more by the restaurant opposite me. That stays open until 5 am sometimes/often while I used to have to get up at 5 and then couldn't sleep well.

Frequently asked questions

About Breedesteeg 3-01, Kampen

Is €250,000 a fair price for this apartment?

The asking price of €250,000 is 40% below the neighbourhood average of €419,776, but the apartment is also 45% smaller than the average home in Binnenstad Kampen (53 m² vs 97 m²). Given the compact size and E energy label, the price is in line with what you'd expect for a small historic-centre apartment.

What is the energy label and what does it mean?

The energy label is E, which is common for a building from 1900. In the neighbourhood, 49% of homes have a label D or lower, so this is typical for the area. An E label means higher heating costs compared to modern homes, but the compact size helps keep bills manageable.

How is the neighbourhood for safety?

One resident rates the neighbourhood 8.13 out of 10 and finds it nice overall, but mentions that Friday and Saturday evenings can be 'a bit scary' due to drunk people, bike theft and noise from a nearby restaurant that stays open until 5 am. During the week it's generally quiet.

What amenities are within walking distance?

Albert Heijn is 561 m away, Aldi 614 m, and Coop 836 m. Primary schools like Openbare Daltonschool De Engelenberg (640 m) and Monseigneur Zwijsen-School (741 m) are a short walk. The train station is 1.1 km, and a park is just 0.3 km from the apartment.

How many rooms does this apartment have?

The listing does not specify the number of rooms. Based on the floor area of 53 m², it is likely a one-bedroom or compact two-room apartment, but you would need to check the layout with the agent.

Is there a garden or outdoor space?

The listing does not mention a garden, balcony or terrace.
