Busy but because the apartment is high up you hardly notice it!

In terms of amenities it's wonderful to live in the centre, but it's also very busy and not accessible by car. Public transport is excellent. I never feel comfortable walking alone late at night because of all the homeless people and creepy individuals. There should be much more green space in the centre for my liking. It could be so much better. We do have a very nice green courtyard at the apartment complex.

Frequently asked questions

About Stationsstraat 18, Utrecht

Is €524,999 a fair price for this apartment?

The asking price is 39% below the neighbourhood average of €858,850, which makes it keen compared to other homes in Hoog-Catharijne NS en Jaarbeurs. However, the median price in the area is €610,000, so this apartment is priced below the middle of the market. The price per m² is not stated, but with 109 m² it works out to roughly €4,816 per m², well under the neighbourhood average of €8,017 per m².

What is the neighbourhood like for safety?

The neighbourhood has a high number of recorded crimes (3,223 total), which reflects its very urban, central character. One resident mentions feeling uncomfortable walking alone late at night due to homeless people and 'creepy individuals'. However, the same resident notes a nice green courtyard at the apartment complex, which offers a quieter retreat.

How is public transport in the area?

Public transport is excellent, as one resident puts it. The train station is 1.4 km away, about a ten-minute walk. Bus stops are abundant, and the central location means you can walk to most places in the city centre. The neighbourhood is not accessible by car, so residents rely on walking, cycling, or public transport.

What amenities are within walking distance?

You have supermarkets just around the corner: Jumbo at 114 m, AH to go at 134 m, and Albert Heijn at 150 m. Restaurants are on your doorstep at 0.2 km. Primary schools are a couple of streets away: odbs Puntenburg at 383 m and Montessori Kind Centrum LEF at 551 m. A park is 0.9 km away, and the library is 1.3 km.

What is the energy label and what does it mean?

The energy label is C, which is average for an apartment of this age (built in 1975). It means the home has reasonable insulation but is not as efficient as modern standards. You can expect moderate energy costs, but no exact figures are provided. Most homes in the neighbourhood have label A or better (93.4%), so this one is less efficient than the local average.

How many rooms does the apartment have?

With 109 m², it is a spacious apartment, but the layout is not described. You would need to view the property to see the room division.

Is there a garden or outdoor space?

The listing does not mention a garden, balcony, or terrace. However, one resident mentions a nice green courtyard at the apartment complex, which may be shared outdoor space. The plot size is not given, so it is unclear if there is private outdoor space.

How long do homes typically stay on the market here?

In the neighbourhood, sold homes took an average of 27 days to sell. This suggests a fairly active market, but the current apartment's time on market is not stated. Given the keen price, it may attract interest quickly.
