Frequently asked questions

About Warmoltslaan 18, Haren Gn

Is €998,000 a fair price for this house?

The price is on the high side compared to other detached homes in Groningen, but this is a newly built (2022) house with an A++ energy label and a 450 m² plot. The combination of modern efficiency, generous space, and a quiet location in Nesciopark makes it a premium offering. Without comparable sales in the immediate neighbourhood, the market will determine if the price is justified.

What is the energy label and what does it mean?

The energy label is A++, the highest possible rating. This means the home is extremely energy-efficient, with very low heating and electricity costs. You can expect excellent insulation, likely triple glazing, and a modern heating system. It is a sustainable home that will keep your energy bills minimal.

How big is the plot and what can I do with it?

The plot is 450 m², which is generous for a detached house in this area. The listing does not specify a garden, but the size suggests plenty of outdoor space. You could create a large garden, a patio, or even a small vegetable patch. The exact layout and possibilities are best seen in person.

What is Nesciopark like as a neighbourhood?

How far is the nearest train station?

The nearest train station is 2.3 km away, which is about a 5-minute drive or a 25-minute walk. From there, you can reach Groningen city centre in about 10 minutes by train.

Are there good schools nearby?

Yes, there are several schools within a few kilometres. The nearest primary school is Brederoschool (2.1 km), and for secondary education, the Montessori Vaklyceum is 2.7 km away. There is also a special education school, Kentalis Dr. J. de Graafschool, at 2 km. All are within a short drive or bike ride.

prettige buurt.

Good neighbourhood

There is always something to do. There are supermarkets and plenty of other shops, cafeterias, fresh bread from the bakery. Market once a week, a nice park with ponds for fishing.

A vibrant neighbourhood with lots of nice people.

Actually, everything is just fine. There are several eateries in the neighbourhood, supermarkets are close by, bus stops, you can park your bike easily, and with the city beach there is also a beautiful and well-known green area.
