Renting in Buitengebied Zuid: spacious homes at hefty prices

Buitengebied Zuid is the outermost part of Amstelveen, and you can tell from everything: the homes are large, the plots are spacious, and the rents are correspondingly high. Of the 681 homes in the neighbourhood, 49% are in the rental sector. Social housing accounts for only 14% of the total stock; the vast majority of rental properties are owned by other landlords (36%). In the free sector, 17 homes were rented out last year, with an average rent of €6,549 per month and a range of €2,950 to €15,000 per month. The average floor area was 419 m². These are annual averages for the free sector, excluding social housing. For current rents and available supply, you can consult the overview at the top of this page. The WOZ value of €447,000 is below the municipal average of €528,000, but that says more about the type of housing stock here than about affordability.

Green, quiet and isolated: living in Buitengebied Zuid

Residents give Buitengebied Zuid a 6.8 out of 10, and if you look at the individual scores, you immediately see the story behind that figure. Safety, sense of community and green space all score a perfect 10. Accessibility and amenities both score a 1. That is no coincidence; it is the essence of this place. Phelice Overkamp puts it aptly: "A quiet, beautiful neighbourhood that is only really accessible by car." She describes Nes aan de Amstel as a cosy community with mostly older residents, but also points out the lack of amenities: there is hardly anything in the area, and what there is, is not up to much. Read more resident experiences on the neighbourhood page for Buitengebied Zuid, where you can also find the full neighbourhood data and all sub-scores.

The area roughly consists of two parts: Legmeerpolder and Nes aan de Amstel. The latter is a ribbon village along the Amstel, with detached houses, meadows and an atmosphere that feels more like the Groene Hart than a suburban municipality of Amsterdam. The largest age group is 45 to 65 years (415 of the 1,255 residents), followed by those aged 65 and over (295). Young families and students are few and far between here. The community is small and close-knit, but if you are used to urban amenities within walking distance, you will be disappointed. A supermarket, a GP or a bus stop with decent connections: you will have to drive for them.

The high scores for green space and safety are not marketing talk. It is genuinely quiet here, the landscape is open, and social control is high in the positive sense of the word. But that comes with a strongly car-dependent existence. Anyone who wants to live without a car, or commutes daily to Amsterdam or the centre of Amstelveen without their own transport, will find that the low accessibility score from residents is no exaggeration. The municipality of Amstelveen offers more urban amenities, but from Buitengebied Zuid they are not just around the corner. Renting in Buitengebied Zuid: who does it work for, and who not?

Rental homes in Buitengebied Zuid in the free sector are large and expensive. A rental home here suits people who consciously choose space, peace and nature, have their own car, and have no need for amenities on their doorstep. Think of families with children who want to grow up outdoors, or over-50s who deliberately distance themselves from the city. For starters, people without a car, or tenants dependent on social housing, this is not a logical choice. Consider instead a home in Randwijck, the more urban Stadshart, or browse the homes for sale in Buitengebied Zuid if you want to settle here long-term.

A quiet, beautiful neighbourhood that is only really accessible by car.

Nes aan de Amstel is a cosy neighbourhood with some people in it. It's a nice community with mostly elderly people, but most people take you reasonably seriously. The only problem here is that there are very few amenities. There is one restaurant with unpleasant owners, so it's almost never visited. The biggest problem is that it's not accessible. There is public transport, officially once an hour. In practice, it runs once every two hours or once every three hours. Actually, you never know, so the public transport here is very unreliable, the little bus. The public transport also just leaves you behind if the bus, which can hold a maximum of five people, is full. By bike, it's not possible yet from Amsterdam. With a normal bike, you'd be on the road for over an hour, and since it's on the Amstel, the wind is stronger. So accessibility is really only by car.
