What does a rental property cost in the Hoofddorppleinbuurt?

The Hoofddorppleinbuurt is a neighbourhood where renting is the norm: 62% of the more than 6,600 homes are rental properties. Strikingly, only 12% of these are owned by housing associations, while as many as 50% are offered by other landlords. This makes the private sector dominant here. In the past twelve months, 348 rental homes in the private sector were let, at an average rent of €2,708 per month. The range runs from approximately €755 to €4,000, with an average floor area of 78 square metres. That is well above the Amsterdam average, which is also reflected in the WOZ value: €565,000 compared to €517,000 city-wide. Those looking for the current daily price and available supply can consult the overview at the top of this page. The high rents reflect the popularity of this neighbourhood among young professionals and expats who are willing to pay for its location between the Vondelpark and the Zuidas.

Living in the Hoofddorppleinbuurt: more village-like than you think

Despite its proximity to the Zuidas and the hustle and bustle of the city, the Hoofddorppleinbuurt has its own character. The area around Hoofddorpplein itself feels small-scale, with a mix of 1930s porch flats and post-war buildings. The Aalsmeerweg and Legmeerstraat are the shopping streets where you can go for your daily groceries, the hairdresser and a handful of neighbourhood cafés. It is not a trendy hotspot like the Jordaan, but that is precisely what makes it attractive for people seeking peace without leaving the city.

On Buurtje.nl, the neighbourhood scores an 8.0 from residents. What stands out is the high rating for community (9.0) and education (9.0). Residents describe the area as a place where neighbours know each other and where primary schools are within walking distance. Accessibility scores an 8.0, and that is accurate: tram lines on the Amstelveenseweg take you to Leidseplein in a quarter of an hour, and Amsterdam Zuid station is within cycling distance. Green space scores slightly lower at 7.0, although Rembrandtpark is a stone's throw away. Safety (7.0) is perceived as reasonable, similar to other residential areas in Zuid. The various sub-areas within the neighbourhood each have their own character. The Surinamepleinbuurt is popular with families because of its wide streets and playgrounds. Around the Legmeerpleinbuurt you will find more restaurants and a livelier street scene. The Westlandgrachtbuurt borders the water and attracts people who enjoy quiet quays. Towards the Aalsmeerwegbuurt-Oost it becomes a bit more urban, with more traffic on the main roads. It is a neighbourhood of nuances, not extremes.

Renting in the Hoofddorppleinbuurt: for whom and for whom not?

With an average household income of €53,900 and 64% highly educated, the neighbourhood mainly attracts working people in their twenties and thirties. The largest age group (25-45 years) has 5,510 residents, and nearly 3,915 households are single-person. This makes it a logical place to rent an apartment if you live alone and work in the city or at the Zuidas. For families with a modal income, it becomes more difficult: private sector rents are high and the share of social housing is limited. Those who prefer to buy can view the supply of homes for sale in the Hoofddorppleinbuurt, although the average WOZ value is €565,000. Students and starters with a small budget are not in the right place here.

I've been living in this neighbourhood for almost a year now. I find it very pleasant, quiet & familiar. Many elderly people, families with kids, and starters live here, which makes you feel at home right away and there's some nice bustle on the street. Accessibility is fine; bus/tram station within walking distance & there's a metro station nearby. You're close to two parks: Vondelpark & Rembrandtpark, which is nice for the green surroundings. There are plenty of schools in the area for kids. Supermarkets, shops, restaurants within walking distance. It would be nice if some bakeries or more shops came to the neighbourhood, so it becomes even cosier and easier to stay in your own neighbourhood. Sports facilities are also nearby, which is very pleasant; I make good use of them. I have never felt unsafe for a moment; I feel that there are no people wandering around the neighbourhood who have no business being here.
