What does a home in the Hoofddorppleinbuurt cost?

The Hoofddorppleinbuurt is a neighbourhood where buying is more the exception than the rule: only 37% of the more than 6,600 homes are owner-occupied, while 62% fall into the rental sector. This limited supply of homes for sale drives up prices. The average WOZ value is €565,000, which is about 9% above the Amsterdam average of €517,000. Actual selling prices are even higher: in the past twelve months, 160 homes changed hands for an average of €627,281. The range runs from €265,000 for a small apartment to €2,595,000 for the largest properties. Living in the Hoofddorppleinbuurt: urban but with a village feel

The Hoofddorppleinbuurt is nestled between the Schinkel and the busy Overtoom, in Amsterdam Oud-Zuid. It is a neighbourhood of narrow streets with 1930s architecture, small shops along the Aalsmeerweg, and a surprisingly strong sense of community by Amsterdam standards. On the neighbourhood page of Hoofddorppleinbuurt, residents give the area an 8.0 out of 10. Notable are the high scores for community (9.0) and education (9.0). One resident describes the neighbourhood as a place where neighbours know each other and where you always run into someone on the street for a chat. The scores for green space (7.0) and safety (7.0) are slightly lower, which is recognisable: the Hoofddorpplein itself is compact, and you have to look just outside the neighbourhood for really large parks, towards the Vondelpark or the Rembrandtpark.

In terms of amenities, you are well catered for. Along the Aalsmeerweg and around the Hoofddorpplein, you will find an Albert Heijn, a Jumbo, and various specialist shops such as a Turkish bakery and a cheese shop. For children, there are primary schools like the Nicolaas Maesschool and the Montessorischool on the Legmeerstraat. The Legmeerpleinbuurt borders directly and shares many of these amenities. For sports, there are opportunities at tennis club MLTC Amstelpark (a short bike ride away) and the Zuiderbad swimming pool is within ten minutes' reach. The weekly market on the Surinameplein, in the adjacent Surinamepleinbuurt, is a regular fixture for many residents.

Accessibility scores an 8.0 from residents, and that is accurate. Tram lines 1 and 17 stop on the Overtoom and take you to Central Station in a quarter of an hour. The Heemstedestraat stop (tram line 2) is also within walking distance. By bike, you are in the Vondelpark in five minutes or at the Zuidas in ten minutes. The A10-West is quickly reachable via the Schinkel, handy if you commute by car. If you compare the neighbourhood with the centre, the Jordaan and the Grachtengordel-West offer more monumental grandeur but also significantly higher prices and more bustle. The Hoofddorppleinbuurt is more down-to-earth, less touristy, and therefore more pleasant for many buyers to actually live in. More information about the municipality can be found on the website of the municipality of Amsterdam.

Does the Hoofddorppleinbuurt suit you as a buyer?

With an average income of €53,900 in the neighbourhood and purchase prices that regularly exceed six hundred thousand euros, the market is mainly aimed at dual-income earners and movers. Buying an apartment in the Hoofddorppleinbuurt is sometimes possible from €265,000, but expect to bid well over the asking price for the most popular properties. First-time buyers with a smaller budget can explore the Aalsmeerwegbuurt-West, where the supply is sometimes a bit more accessible. Keep in mind additional costs: 2% transfer tax, notary and valuation fees quickly add up to €10,000 to €15,000. If buying is not feasible now, then check out the rental homes in the Hoofddorppleinbuurt as an alternative, because with 62% rental properties, the supply there is more extensive.

I've been living in this neighbourhood for almost a year now. I find it very pleasant, quiet & familiar. Many elderly people, families with kids, and starters live here, which makes you feel at home right away and there's some nice bustle on the street. Accessibility is fine; bus/tram station within walking distance & there's a metro station nearby. You're close to two parks: Vondelpark & Rembrandtpark, which is nice for the green surroundings. There are plenty of schools in the area for kids. Supermarkets, shops, restaurants within walking distance. It would be nice if some bakeries or more shops came to the neighbourhood, so it becomes even cosier and easier to stay in your own neighbourhood. Sports facilities are also nearby, which is very pleasant; I make good use of them. I have never felt unsafe for a moment; I feel that there are no people wandering around the neighbourhood who have no business being here.
